Here are a few photos of the out buildings, and the pond, as well as the pasture. Prefer to not upload pictures of the home itself.

We basically went over the plan, assigned rooms to kids, and dropped off a few bar stools today.

Did get the cellular game camera up, and did some minor scouting, but my gout was kicking my butt, and could stand to walk much more, without ODing on ibuprofen

Inside of both sheds. Both have 120v outlets and lights, one has a 120v water heater, and an outdoor sink on the side. I think this was set as a dog kennel kinda thing. The small one needs some roof work, and the larger one has small holes in wall panels. Both need insulated, and I'll probably install small wall AC units in both. Bigger one has a small lean too, for fire wood, too low for SxS or Tractor.

The 'lake' looks vegan to me (sad face) .. says the guy who just spent hours repositioning aeration diffusers, adding more dye & bacteria, and pulling out pond weeds for the compost pile.

Those look like lily pads which typically do best in water <4' deep. If not dredged for muck and not made much deeper panfish/bass would likely be slow-cooked on hot days or succumb to O2 depletion. But the water would be good for the garden.

btw, not that I'm an expert but in my 23rd season managing a 4ac 'pond', avg 6' deep.

It's within a mile of a much larger prairie, so I'm sure there are some gators at least sometimes. On fish, haven't had the chance, but the southern half of the peanut is much cleaner, so I'm hoping to see what's in there.

Most wet retention ponds, much smaller, have at least some fish and gators, but not always. Probably going to throw and pull a drag-hook of some sort to clean up atleast some of the lily pads. My mom's lake, more like 400 acres, they have used some pellet wildlife safe herbicides, but they are expensive, and they don't really like to use them.

For anyone not familiar, a prairie in FLa is not remotely like Kansas. It's a wet grass land, with small tree islands, some open water, and generally more open than a swamp.

Paynes Prairie, Putnam Prairie, Levy's Prairie, ect. Paynes is pretty dang big, right at 21,000 acres. Many others are smaller, looks like the one close to current house is only 2100 acres.

I may have found at least a contributing factor on why my side of the pond has more lily pads than the south side; and it is removed. I'm sure it wasn't 100% the cause; but where the last owners son had the rv set up, with power, but no water or septic. I know he trailed in water in IBC tanks; but found a 4" pvc headed towards the pond....

Congrats Paul. Now you'll keep busy making improvements to make it your own, vs. paperwork and negotiations.
Look forward to pics as you get the lake and sheds in shape for you projects.

Was just looking briefly at the plans for a new subdivision, basic lots are 50x100; deluxe lots are 55x??? maybe 120?. Not for me... but, I will say, I get to some degree why people do want them. Zero maintenance, battery mower, and they are inside or at work.

Next town we have new 2.5 million dollar houses that barely have land to walk around them
We even have some huge 20000+ sq foot houses built right next to each other.
I guess for those that want to go big but not have any land to maintain??

Very happy in my current small house with land that takes work.

My first house was on 50x100, built in 1938, perfect for the single young guy who wants to go out after work instead of doing work on the property. My first mower was a plug in !
Traveled for weeks at a time for work, no worries on maintenance.

I think this is the trend today. Our neighborhood is larger homes on larger lots, and each time one goes up for sale, I hear younger potential buyers say things like, “nice house, but I don’t want to care for all that land.” Most seem to want 6k ft2 houses on 0.25 acre (11k ft2) lots.

I think this is the trend today. Our neighborhood is larger homes on larger lots, and each time one goes up for sale, I hear younger potential buyers say things like, “nice house, but I don’t want to care for all that land.” Most seem to want 6k ft2 houses on 0.25 acre (11k ft2) lots.
I occasionally take a day or two off for a longer weekend, or like last weekend there's a holiday; at my weekly one-on-one meet with my boss he asks if I went anywhere and I'm almost always just "nope, stayed at home, it's paradise".... paradise being tending to grapes trees and garden, cutting wood, clearing brush... and he just shakes his head. You're either into it, or you're not.

Just think of where property tax bills are going with the spike in sales most places.

I just called a Washington Broker I know asking if he could get me assessor value for my place.

I held out for 20 years keeping the dream alive but the last renter cost me dearly... easily over 50k in large part to WA pro renter statutes... 6 months to get him out and told I am lucky...

I think it was his plan all along.

Im not seeing how 25k property tax is sustainable and that's now calculated from the big assessed value spike.

I had been renting just to cover out of pocket prop tax, insurance and 10% management fee... with the plan to make it home...

In 20 years not quite quadrupling of prop tax for a 1977 original home with shop on 16 acres.

It’s a new world out there especially post pandemic. Not a good time to be a housing provider…

Criminal history may not be a determining factor now.


As far as I know eviction still count but most jurisdictions provide free legal to renters…

Lots of new laws depending on where located such as no eviction during the school year for students/teachers… if you raise rent more than 5% and renter says cannot afford landlord may be obligated to provide tenant relocation money…
