I don't think I would ever do a sips. If you are looking for land, etc., first thing to check is zoning; as far as permitting, make sure there are no "connection fees". It's getting harder to find nice land, privacy, and affordability. Good luck.

You mean like water sewer connection fees? Land will be well and septic. Looking for land that’s perced. The 8 acres is a beautiful open lot, gentle slope, with some restrictions but animals are ok. I didn’t check restrictions since it’s not in a county I want. I expect no trailers. It is within eyesight of the county line I would like to be in.

I want an area where homeowner can easily pull permits without a hassle. Even if I don’t frame it, I would do plumbing, DWV, electric, geothermal, finishing. Maybe even siding.
I want standing seam roof. Maybe start small and expand if needed. 1 story with basement. Been kicking around ideas.

Although I have to admit, when I was awake at 5am this morning I was debating with myself SIP construction vs stick built and spray foam.
And a timber frame great room, wonder where that idea came from?

My wife knows enough to not let me start building another house at my age, as much as I’ll probably try to convince her someday.

I’ve been looking for retirement land. Saw a nice 8 acre lot last weekend, but in a county I don’t want to be in. I really need to start checking out permit requirements in some of the counties to see where they are less restrictive. Course that can change before I’m ready.
Planning on staying in Maryland?
And, you folks still pronounce it as "Merleland"? (I do)

My goal is to leave MD in the dust. I do live in a very pretty area, but politics and taxes are awful, especially anti 2A. Will be hard leaving the house I built though, and I have great neighbors. Just looking and dreaming right now, but I’m not getting younger.

I was born and raised in Maryland...Catonsville to be exact. Nice area when I grew up in the 50's and 60's.
After the Navy ('69 to '79), I lived in Towson and Parkville for a couple years, then moved to a rural area outside of York PA. One reason we moved to Vermont was there were no gun laws, but that changed as well as higher taxes over the last 6 years.
We're looking at New Hampshire (Live Free of Die) now. I work in NH...
If I were you, I'd be considering PA (far from Filthydelphia) or West "By Gawd" Virginia. MD isn't going to get any lower taxes or less anti-rights

SWVa is a great place to live. I was born and raised here 68 years ago. Never ventured very far one county over so where I was born I still call home

Definitely looking down that way also. Rockbridge, botetourt, Augusta, might even look east of the blue ridge parkway, but prefer west side of it. Also further like Abington area, but that’s getting further from our families, except my son in TN.
Also like E TN.
And west va isn’t out.

Used to own 14 acres in WVA.

Like just above Gettysburg in PA.

I am SE of parkway less than one mile one way 1/2 mile west of me other way. Botetourt County expensive on taxes, Floyd.,Franklin not too bad Craig very reasonable Montgomery high taxes. Hope this helps

Still no power. If you see stories about a 50 mile shutdown and traffic snarl on i95 in VA, THEY ARE TRUE.

I managed to clear the driveway, and run to get some food and fuel. Never seen so many trees down in my life. On our property we have at least 3 burn piles worth of limbs alone. Wife lost her magnolia, it took a major hit on at least three branches.

On generator, big deal now is water for animals, starting to run low. Have buckets of snow in the house trying to get by.

Water...who would have thought? Next project is to wire the well to accept the generator.
