Harsh bottom line is your asset needs attention. Perhaps start with the outside? How about that building out back? New paint of the roof? Looks to be metal?

The place looks much different than I remember helping you and your dad feed cattle at. Looks much different from the road. Do I have the right place?

That building in the back is falling down - lots of rotten wood. like the other 5 outbuildings, most partially collapsed. They all need to be town down, most of the roofs have been blown off for 20 years.
The cottage has brick and mortar walls interior and exterior, and only one place where the foundation might need attention. My Dad put a new roof on it 25 years ago (needs another) and replaced the wooden windows with single pane aluminum windows, which really need replacing also.

Ron I think the other place that you are thinking about is on Hwy 21 and that house in not in the family. This place is about a mile from the church.

Just another 1.5 hours south. San Marcos has some really nice natural geographic features. It sits where the aquifer comes out from underground. Crystal clear water at 72 degrees year round. Many good hill country small town destination drives within 30 minutes.

Good luck on the remodel. Hope you have a good contractor. Don't give them too many advances on $$$

With food and biological stops, traffic around OKC & Dallas, and the inevitable road construction, it used to take us about 14 hours to drive from Trenton, IL to Killeen, TX. Another hour-and-a-half makes it a complete full day of driving. Flying is probably the better option.

Our carpenter (and his son) is a local guy who came very highly recommended from both customers and others in the industry. He's very well-respected around here. Wife is handling the finances, was a career accountant, and just left a major construction company to "retire." Her last position was a project analyst, so I'm comfortable that she'll be judicious with any advances. Definitely looking forward to getting it done.

I have the right building. It's out past the Fedor Store. But it's been a few years.

Good morning all. 31F this morning, clear, and calm wind. Should stay mostly sunny today, winds will kick up soon, high forecast to be 57F. Bike ride at noon, don't know what else today. Thanks for the info on stress test guys. I expect it will be on tread mill, should have no problem getting heart rate up, average 130-140 bpm (150-160 peak) for 1:20 ride.

How many pounds is it, how you gonna cook it? Better yet, what time should we all show up? :) Just kidding.

When I was in college, I worked at a premium steakhouse. The chefs would just barely cook the prime rib in the oven to a certain temp, leaving it rare throughout the middle cuts. I would order an end cut, with a bone...yum yum. since I like my meat a bit more done, I would have them finish the cooking in a big tub of ajus they kept hot. Each prime rib plate came with a cup of ajus. Some liked horseradish with theirs but not me.

We are cooking some hamburger meat right now to be added into the spaghetti sauce. My favorite store bought sauce is Classico Mushroom and Ripe Olive. I have not been able to find it at Walmart or our local grocery chain called H-E-B.

I seem to always forget to buy mushrooms at the store...

I didn't notice the size, when I saw the price I started crying! I'm going to put in the oven with homemade au jus in the bottom of the pan and a dry rub of sea salt, black pepper, a touch of fresh garlic and onion powder. I crush half an onion to go into the pan.
