The insect damage on the rafters looks like what we call carpenter bees. You'll be fighting those suckers forever or it seems that way to me.

If it was mine ...

I'd clean the floor, put down a gravel base ...

Any poles that are rottin, replace (but set on a concrete pier).

Inspect every year (I'd guess that sucker with some maintenance will last another 10-20 years).

Tackle *other* projects and use what ya got.

I’m with KentT and Ryno1 on the ceiling damage. It looks to me like carpenter bees and wood peckers. That is much better than termites or powder post beetles which are the building killers in the south. Looks like a great building to me and I would love to have it on my place. Start cleaning it up and I’ll bet by the time you are done you’ll have lots of ideas for use.

Those holes look like they are the work of wood boring bees. The lumber in my old barn looks just like that.

Use ideas:

Put a gravel or concrete floor in depending your budget. Or leave it dirt, our barns have dirt floors, it hasn't hurt us so far.

On either side you could stick a row of stalls in using the modular stall units, that way you have your stalls you need.

I would use the lean to side for hay, horse trailers, implements, etc, etc. You could easily run an electrical circuit out there to put up some better lighting and have enough power available to close off one section and make a nice workshop. Consider running phone as well when you do it, having a phone in the shop/barn can be very handy.

I'd love to have that size building and will soon need to have something bigger built. I bought a place with a small metal pole building. Not big enough to be a barn but might classify it as a utility bldg. I graveled the dirt floor of my 24 x 24 metal utility bldg, cleaned out the junk from previous owner and now, I am more than happy with it. Holds the tractor & outside tools for now.

I'm not into livestock, so for me, it would be a workshop and storage.

After you get your repairs done, I'd seal it up from the elements and bugs. Put down a good floor. Rock to save money, but concrete for sure where the shop is going to be!!

Lots and lots of open shelves!! No doors on them. I love to be able to look at a shelf and know exactly what's there.

Looks great! I wish I had one that big.

I'm working on my own smaller version of that now. I'll tell you about it so you can get some ideas:

Mine is a 30x30 total, 20x30 originally with a 10x30 lean-to that was made part of the barn. A 10x10 section of the lean-to was walled off with a gravel floor for storage by the previous owners, and I intend to put in a wood floor for my own storage. The other 10x20 of the lean-to is gravelled and will be used for storage of various farm-related stuff, mostly fencing supplies and such.

The original 20x30 will be used as a wood shop. I'm a boat guy, so one 10x30 section will be gravel floored and used for boat projects. The other 10x30 will eventually get a wood floor for use with stationary power tools.
