Seen a few parcels and wondered how they came to be and sometimes it was as simple as having enough to subdivide... maybe 10 acre minimums?

There can be opportunities going in eyes wide open...

Conservation easements, tax breaks, acquiring neighboring parcels???

This would be a no brain-er if I could get that 2nd piece right beside it (at a very right price) which would give me 8.2 acres of upland, with 10.5 acres of bottom land, with direct-easy access to one small water hole (2.5 acres) and slightly less direct/easy access to a 17.5 acre pond. But i dont want to assume that would ever be available.

When wife got home from work, I showed her the bizarre layout. She seemed less than thrilled with it, and kinda lost a lot of 'shine'. Still gonna keep an eye on it, but probably not gonna move forward unless the price adjusts downward.

Unless you really like the house and can handle just 4 acres immediately around it, walk away.
