Thanks for the input. Fortunately I love a good problem to solve. I have time to learn and I like that too. I also have a network of attorneys that can be helpful...the key is likely to be finding the best owner representative. The internet sure makes learning and preparing easier. The other very important part of this is that at this point, there is no way to determine if the pipeline will even impact my property. Thanks for taking time to share your thoughts.

Anyone can start a church. You can't have a compressor station near a church. :)

The poor scale on the map is on purpose since they have not determined their preferred route, have not started negotiating with landowners and have not done the required environmental surveys.

The letter that I received dated November 30, 2019 says "The pipeline is in early development stages where the pipeline route is being determined. Therefore, the route as provided on the attached map [the same linked to above] is preliminary, may or may not affect your property and is subject to change. However, we are notifying everyone along the proposed pipeline corridor to begin the outreach process and to solicit your opinion of the proposed route and corridor,"

I believe that they plan townhall style meetings in the 1Q2020 to engage potentially affected landowners, hopefully with more details.

That is the same letter I received.

Jlblake, since you are concerned about CS5 are you in western Leon County? I am on the Houston / Trinity County line near the same pipeline route. Let's keep in touch as the project unfolds.

I am close to the intersection of 7 and 79. Lets do stay in contact. I'll learn more after I close on the property as it progresses.

I also am in Houston county, but at the other end so this does not directly impact me - yet. However, I am interested and would like to follow along, so would y'all please make your conversation open to the rest of us? How about a new thread or ?? so the rest of us who are interested can follow along. If there is a town hall meeting or other get together on the pipeline, I'd like to attend as well.

Perhaps I could have said that differently. Kids will have inheritance. I wouldn't want to put $500k into a property that doesn't appreciate at a reasonable pace due to a pipeline. That's a lot of money to leave on the table IF I don't get the peace and quiet I'm looking for AND the kids lose money at the end of my life. I don't mind putting money into something and not getting it all out. Every asset doesn't have to have capital appreciation but if there is no appreciation, I expect some value elsewhere...in this case, peace, quiet and enjoyment.

In life, NOTHING is free. When you're dead, and if by chance you're kids are lucky enough to get something from you at little cost because you're now dead, you're kids are WAY ahead of the game if what you give them isn't worth half of what YOU paid for it in my honest opinion.

I wouldn't want to give my kids something that costs them money in the long run when I'm dead, and generally property isn't the issue as they aren't making it any more.

I tell my own dad to spend all of his money before he's dead because I don't deserve any just because I'm his son, added that I need to try and do better than him in this world.
