No I am not kidding, that is what I paid, I think I am in a depressed area and nobody wants to move this way, I don't know why, it is beautiful. and if I were to build a house like this one it would cost a whole lot more than $29,000 just for the house! in it's present condition! I don't know how much the barn is worth but I doubt I could build it for that either. I guess I was at the right place at the right time, Gods leading I guess. WP

Seems to be a problem everywhere, farms going out to make room for subdivisions. Here, we've been having fights for the last several years because the big orchards along the lake shore are worth more as subdivision lots than orchards, and people are tearing out the trees and selling them as lots.

SHF ... I'm sure Kevin would agree, since he's back there in Sunny Alberta .... the downside of it is that Canada is ruled by John Cretin (he spells his name Jean Cretien becoause he's dyslexic or something) and his Looney Left party - otherwise known as the Red Liberal party. Think of a country ruled by Clinton ... but you couldn't impeach him or vote him out since you never voted him in (the Prime Minister is "elected" by members of the party).
Also, as my wife points out ... there are 4 seasons: Early Skiing, Cold Skiing, Late Skiing and poor skiing .... at least that's her jaundiced Texan view of it ....
The only real downside, if you want me to be serious, is the cost of mild socialism .... costs a lot to keep those welfar (cash) subsidies going to all the indians, unwed mothers and (not that I'm biased or anything ....) east-coasters who like to fish for 3 months and relax for 9 months ...
Taxes ... both local and income ... are quite high, and - except for Alberta, there's Federal and Provincial sales tax ... which can really bite you when you buy a car.
On the plus side .... which I found hard to believe until I moved here (and I'm speaking of Alberta in general and Edmonton area in specific) ... most everything is cheaper ... especially when you consider the exchange rate. Food costs me about 25% higher here, I have less choice of fresh fruit and vegetables here, clothing is costs more here ... and electronics and stuff like that are about 10 - 15% higher. (They raised my slaray to make the move a break-even). Housing is cheaper, energy is cheaper, insurance is much cheaper. Medicine and medical care is significantly cheaper ... which may or moy not be a good thing .... lost my previous wife to poor care and neglect ... but not anywhere near as bad a people like to fantasize about. My wife ... who spent all her life in Texas until I uprooted her ... was exstatic about the doctor in the small town near our farm ... and has sorely missed the level of care he provided ... even though this company town we now live near is over-medic'd to the hilt!

But ... like I said before ... home is where you make it ... and what you make it .... even though both my wife and I had said we'd rather be dead than working at headquarters .... we're both very happy here in Michigan! Do I miss Canada? Well, it may sound so .... but I have no time to miss it .... haven't has a chance to get back there for 2 years. Maybe this summer ...
I can't remember what the current laws are about foreign ownership of land in Canada ... but it never was too onerous ... however, unless it's pretty close to town it's unlikely to appreciate much ... so is not usually an "investment".
On the distaff side ... fewer roads and many more unimproved roads. Services are concentrated in the larger centres and becoming more so .... the biggest shopping mall in the world is in Edmonton (about 20% larger than the Minneapolis one, if memory serves me).

My 24 acres in 1998 were about $3200 an acre in '98. I put up a metal building with living quarters, drilled a water well, dug a tank (pond), built a road, and cleared some trees. Just got my tax appraisal that went from about $40,000 to $190,000! My taxes had been $800 will now be over $3500. Looks like I'll be filing for a ag exemption.

Not too far from my place North of Dallas where the growth is taking place, they are getting $50,000 for 1 acre lots.

I feel for you, Alan. Wise County just raised my taxes on a totally unimproved piece of land by 50%. The tract right next to it was only raised 12%. Go figure! I always start looking around for some county or school district project that needs money and figure that is why our taxes get arbitrarily raised. I'm going to protest and start working on my Ag exemption soon.

Sounds like you folks need something like Prop 13 in California. People got fed up with arbitrary property tax assessments, and revolted (gee over 20 years ago now). Now property taxes are tied directly to the purchase price of a property. Between sales, the tax assessment can be raised to match inflation or 2% whichever is less.

The big benefits, are that (1) property taxes are not arbitrarily raised, (2)People on fixed incomes actually have a "chance" to continue to live where they've lived, (3) You know exactly what your taxes are going to be when you bid on a property, (4)Govmint gets constrained because they can't just jack the taxes.

We are between Cando and Bisbee, both very small towns, Bisbee has dirt roads throughout. Nobody here advertises land for sale that I have seen, the place I bought I had to ask the owner if he wanted to sell and he did but would not have advertised. most of the farms are abandoned around here and the owners are out of state and renting the land out at 30 dollars per acre / year. most either don't want to sell or will have to be pestered untill they figure a price. a few places go at auction. WP

Iowa did the same thing but the problem here is that they just went around and raised all the assessed values. So now even though the percentage is frozen the sob's raise the assessed values. It's ridiculous.

Can't do that here. Takes a super majority (2/3) vote of the people of the state to change the way it's written. The assessed value is what you paid. Period. Only exception to that is when property values can be demonstrated to have gone down, then you can sometimes get a temporary waiver until prices go up again. Thank you Howard Jarvis.
