I also spent about 2 weekends cleaning spider webs and mud dobber nests around the eaves of the house before the guy start spray painting. The painter wrapped the entire house with plastic drop cloth to prevent over spray on the brick and windows. He stated he mixed the paint in his spray gun so that it wasn't very thin. I live out in the country so over spray wasn't an issue but in the end I didn't see anything.

Thanks for all the input, you guys are great!

. I went with Duration from Sher-Will. I used my buddies acount and it saved me like $500. retail this stuff is $530 for 5 gallons!! I should have just gone with Emerald only a few dollars more. Luckily half the house is a brand new addition so no real prep needed on that, it is already caulked. I only had a few spots of rot that needed to be taken care of in the existing.

Is it possible there are only 2 coats of paint on the trim since this house was built in 1955? That’s the way it looks. An off white color with white over the top of it. Overall the trim paint isn’t bad. Needs a bit of scraping but only about 10% or less of each window trim is flaking off.

Zero adhesion issues with the paint on the siding. I found the old house paint in the basement. It’s SW A100 which is a lower quality paint but it is sticking well. If I had to guess it’s been on there for about 15 years. There was a house next door that burnt down and messed up one side of the house a bit. When they fixed the side they painted the whole house at that time.

I used a lot of A100 at the rentals at one time before I switched to Kelly-Moore… Kelly still offered oil and was closer with better property management account pricing.

Now Kelly-Moore is no more so back to Sherwin Williams.

Did the Emerald on the last rental interior over oil and looks good.

What's the usual choices for "sheen"? Flat on siding, semi-gloss on trim?

I tend to go eggshell for siding and semi for trim…

In 1990 I painted my entire house with the best semi-gloss Sherman-Williams sold. I put an oil base primer and 2 coats of latex on the 70 year old cedar siding. When finished, it looked a little like vinyl siding from the road.

The house has a new owner now but has never been painted since then, and it still looks good. It has lost its sheen and it is starting to show some age but it still looks good from the road.

If your house has asbestos in the siding, don't disturb the siding too much. No compressed air to blow out debris.

Also any glasses you might wear will be speckled.
