All of my roofs at the new house used ice and water shield instead of tar or felt paper under shigles. It is sticky backed and provides a kind of second layer to sealing the shigles. Yes my roofs are 8/12 pitch, but my shed is about 2/12. That might be an option for the OP, but not sure if it is available in his location. Northern Michigan homes are required for first two rows past exterior wall to help prevent leaks from ice buildup. Jon

Good recommendation! I'm pretty sure Grace Ice and Water Shield is sold almost anywhere roofing supplies are available. It's been in use for a long time.

Ripped all the shingles up, started measuring for trusses. Hitting lumber yard tomorrow for plywood. Down to $25/sheet, still sucks. 2 part trusses, 8' and 12' 2x6's with supports in the middle on the old wall.

Finished the trusses up the roof, the roof has a sag, so they weren't even coming up. Got plywood on, everything nailed down. Covered with ice and water shield. Then low grade rolled shingle up to and overlapping the ridge.

No pictures of the end, it was pitch dark and working by flash light at that point.

Great addition.

My parents live in a split level. When they were in their late 70s mom had a hip replacement. She had trouble walking up and down the stairs so I added a handrail to the side of each of the stairways so that there would be a handrail on each side of the stairs. They loved the two hand rails so much they would not let me take what I considered the temporary ones down. They said it was a god send and it helped them navigate the stairs more safely as they aged.

The roof is supported by 3 load bearing walls. The existing roof didn't collapse with snow load, I don't think the new one will either. At least I hope not.

What's the story on the gold pickup ?
My father had a red 1947 chevy pickup and he sold it for some reason ages ago. He wanted another one so he bought this one with the automatic transmission that's easier to drive with his hip issues with no clutch. He plans to have it repainted red.

I'm 57 and already thinking about an ADA shower when I get older. I also don't have a 2 story house which will make life easier.
Good job on the bathroom build.
Hiring a contractor for that would probably cost $20K or more.
I'm the same age I think (lol) and we have a 3 story house. When the boy graduates and moves out, we will be going to a single story house and if we plan on staying there until we die, thought will be put into showers, tubs and doors.

The one time my father fell at age 90, he died within 2 days in the hospital. I was blessed enough to have him live with us for the last 4 years of his life and help take care of him. That said, when my father fractured his back working on his lawnmower at age 86, a buddy of mine told me that when the same thin happened to his dad around the same age, he lasted 3 months. I'm grateful I got 4 extra years.

What I can tell you in dealing with my father is that generally the elderly don't plan on what they need to function safely in their own home and will fight you tooth and nail because they're independent. We ended up getting him a walk in tub the last year of his life and it was a godsend for him (yet we still had to fight him on it), but the reality is we should have done it once he moved in with us. Hindsight is the perfect science.

The OP is a wonderful son and a better man than I for his hard work and dedication to his father. For all the work that is going in and current pricing, I don't think 20k would touch it.
