Oil & Fuel kubota 4900 hydraulic fluid problems

kubota 4900 has hydraulic problems. Must warm up for a while before lift works.
Hydraulic fluid dip stick shows a LOT of water.
When I pull the dipstick; milky fluid flows out of it.
Any suggestions where the water is getting in?
I am gonna change the fluid and filter, but I would like to find where the water is getting in there.

the gear shift boot is defective!
large hole on top of rubber boot

Your going to change the hyd oil a couple of times (maybe more) to get all the water out......
