Don't be quick to sign a realtor contract. You can advertise the place yourself. Spend your time sprucing up the place to show well. Keep yard mowed, pick up clutter, paint the trim, etc....

I have come to the realiziation that commuting is killing me (a slow death) financially. $600 a month in gas is about average for us.

Gas is only the beginning. I bet your auto insurance is more due to a long commute, and then you figure in wearing out the vehicle quickly, tires, maintenance, etc.

I composed this post in less than two minutes.

MossFlower Woods racks up 7.86 posts per day. Its a pretty phenomenal average. The stats are there for anyone to see on the 'About me' pages. You seem to be pretty active yourself but even you are only on 1.92 posts a day.

I actually estimated about 7.5 minutes per post. (10 seemed too much, 5 seemed too short). Your post may have only taken two minutes but how much time did you spend thinking about it, reading threads, checking the reaction etc? Youve got about 4 posts in this thread alone. If you've only spent 8 minutes on it then I'm impressed.

I'm not trying to kick MossFlowerWoods, but time wasting on social media and video games is a big bugbear of mine. I don't have much patience for it, especially if someone's life is going backwards. If MossFlowerWoods is not guilty then I apologize.

A couple of thoughts...

Sometimes just knowing one spouse is willing to postpone or put aside a dream for the other can move mountains...

I have sold homes on Craigslist and my brother is a Realtor. Our long term tenant moved while brother and family were on a two week vacation...

I took some pictures and put it on Criagslist... he was shocked at first and then was surprised at the price and as-is condition I sold it for. Everything was fully disclosed and in California, we have lots of questions to answer.

My only specific advice is be true to yourself and not afraid to call a time-out to re-group if problems develop with the sale...

Like Eddy said... things usually work out the way they are supposed too and you got to do what you have to do to get there.

Just my opinion, but when folks start saying marriage is 50/50, that is what they get. My marriage is 100/100. We are both fully invested in it and while it is not perfect, we both know it is work. We have some acreage but rent most of it out... that leaves just enough to keep me busy (which I enjoy now that I have my Kubota)... it is still work, but my job pays the bills and my wife only has the house to take care of when I am gone...

Mossflower Woods, perhaps you could find a renter to take some of the work off your hands until you are better situated? Best wishes in any case.

How far off of 95 are you? I see Ladysmith isn't far from Lake Anna, people from NoVa flock to that area. I don't think 50 miles one way is far at all, I do it every day, have done it for over 20 yrs. I couldn't stand living closer. My auto and homeowners insurance rates DROPPED when I moved away from the city, enough to cover the increase in gas costs.

I wish you the best, try to stay positive and keep trying to work things out.

The "ranch" is basically 4 miles off 95 Exit 110 then up RTE 1. We are almost exactly 2 miles off RTE 1 (2 miles from exit to the turn on RTE 1, then 2 miles to front door.

I also have a small house on 2 acres just around the corner from the big 208 bridge on Lake Anna. It is rented now. But that area simply is NOT hopping. I think I still see way more for sale signs than "sold" and when I asked my realtor last summer, it was so depressed I could not even get close to loan payoff value for that place.

Hey David, I know you and your wife will be just fine. Having met you and your family, you are all great people and together you can get through anything. You've been through a lot this year with broken bones, financial setbacks, and disappointments on your property.
