I'm near Olympia, Washington. Here's 5 acres of near lumpy, near flat, cleared property that needs the grass mowed. My old rider's dead. I need a new mower. ZTR upgrade sounds really nice. But I can't pay more than a car costs. Do I really need professional/commercial grade? I want it to be better than the usual residential wimp machines that only lasted a season or two. I'm looking for long term reliability. I could use some help/ideas...

Welcome! I would either get a nice ZTM or a small used tractor with a feild mower. With the new machine, you might not want to break it on the first day. With a mower on a small tractor, the slip clutch will keep it from breaking. Ive seen lots of little tractore and 4' mowers on craigslist lately.
