Good morning! A cooler 74˚F with the front that pushed through after midnight. The weather station reported lightning 23 miles away at 12:05 A. M. and no rain. High today 95˚F.

Drew, You were in a bad situation during negations, your Realtor should have told you that prices are remaining stable because of fewer properties listed, That is what the realtors are saying to list properties in this area anyways.

The Garden tractor is getting close to it's 600 hour maintenance, so I'm getting a shopping list for them - oils and filters - sure is nice not coming just out of my pocket, it's split 240 ways and the seat time is only split up 3 ways.:D

63 and foggy earlier, going to 84 and sunny...I feel like Christmas morning, too...getting some sunshine.

Ron, a very sad thing digging a place for Muffin...glad you can see from your house...I have the same set-up here.

Buppies, glad you are unBearable today :). I guess we have separate bears...here's some from a train cam...I pulled the pic yesterday...

Good morning to all! Not much different on the weather side... still dry and hot! There were a few sparse storms passing by resulting in just a few sprinkles, but not enough to even register in the rain gauge.

Took a couple days off from reading the goings-on here and miss all the action.... gennys fixed, bear encounters, van emission sagas, ....

Drew, very nice way to handle the request.... I would have been far more straightforward in my reply.....

Wng, yes, the cabinets were done with the "pie safe" look in mind.

The weekend was productive after having one hiccup with making the fence unroller for the neighbor. I had a bunch of the angle iron pieces for the base all cut and was in process of grinding the ends / prepping to weld together when the neighbor came over. I usually don't mind people watching me work, but he started asking a bunch of questions about the tools, buying replacement consumables, about the tractors, .... just a bunch of distractions....

Well, when the "plan" is in your head, distractions and interruptions are not a good thing !..... when I was putting the pieces back on the welding table, a few went back in the wrong position.... Then the base got totally welded upside down and backwards ! Ooohhh boy, was I angry....

After calming down, I was able to figure out another way for mounting. Just had to recut the cross pieces and add 2 more angle pieces to the ends. It will be stronger anyway... cut the top plate cut and called it a day....

Nice house and love the pond.
Now go out and pressure wash the cement and remove as musch stuff from each room as you can and put up new pictures.
I learned from my Aunt who sold a lot of homes, clean and tidy sells a home and makes the rooms look large and let's people picture how they can fill it with their stuff. Don;t remove everything, just as much as you can , boxes spare chairs etc.
Good luck on the sale, really nice setup and hope you get a bidding war!

Sorry to hear about Muffin Ron, sad day.

RS-My wife bakes the cookies-would not be too good if I baked them, no patience. Glad you got rain, we are probably around 8 inches in the last two weeks.
Drew- glad you didn't cave in with the new owners. I have talked to the new owner of my old house a few times, he wasn't too bad at the table with pricing, but his RE agent kept telling him to get me to come down on silly stuff. seems like these people really pushed too hard and lost their best source of info in the mix!
LS- distractions! glad you got it worked out,but sounds like a lot of frustration. Been there before, extra "supervisors" don;t make the job go faster.

Seems we are up to three foxes now, hear them all "screaming" to each other last night

A pleasant 76F with scattered high clouds @ 11:30, high predicted to be 80F for the day ... with a 60% chance of thunderstorms in the later afternoon ... :thumbsup:

Mostly energy conservation day yesterday ... although I did get the upper portion of auger rack sanded, and plenty of BLO applied to the end grain portions that will sit on the ground. Need to install it on the rack bottom today and coat the remainder with BLO, and install retaining hardware.

Read over manual for new jig saw and then took it for a test drive, cutting out the entrance hole for the barn owl nest box. Seems like a solid piece of gear.

Got sunflower seed feeders refilled yesterday, along with one of the nyjer seed feeders as well. Lots of birds now and they are really hitting the feeders.

First item on outdoor list for the day is to finish filling around catch basin, sow grass seed, and cover with straw.

After that pick up debris from the weeding The Woman did the other day. Might get a sprayer cleaned up and loaded with Roundup to do some spraying tomorrow since rain chances will be low and it will be cool (77F)

Maybe finish taking down that oak tree.

Need to take some additional measurements for retaining wall on east side of house and calculate amount of block caps that will be needed and get that ordered.
