guys, I appreciate the support and united front here. My life is not so simple though, first am under enormous pressure from family to make the deal and get this behind me, particularly if cancer treatment is not successful. Second, my reality is I have a unique property, nothing like it in my area, a mini estate that most buyers aren't willing to pay for. And with Covid still fully active, real estate activity has been dead. I was told no other buyers interested in farm and could take up to two years to sell. Yes, totally self serving of realtors, easy to see through, they just want to get paid. So I split the difference and took 20 grand more off, totaling about a 8% reduction of original asking price.

Sure not where I thought I'd wind up, but then I'm stuck in an assisted living facility and real estate market locally is cold. It was the best deal I could make, but would have walked at full amount off they wanted. So I wind up being the nice guy getting beat up but I also really need to sell the place, and get liquid with my finances for the period ahead. So I signed the amendment form and realtor is driving over right now to pick it up. At least he is doing something...

When I sold my home in PA,I got asking price, and the realtor was absolutely superb. Hoped to have that repeat itself but times are different for sure. And I never thought my current realtor had much spine. Onward. Sometimes one has to know when to fold them...and I am getting almost all my investment out of the farm at final sale price.
Simply not going to let this final episode ruin what has been very very good memories and experiences.

Drew good attitude. You did the best you could under the circumstances and did not loose money on your investment and more important you ENJOYED your investment - not many people can say that at this time.

Worked till 10:15 A.m. when I finally finished the 14 added 2x4s in the attic for the sheeetrockers. They are here now cutting out the 2 - 3 time repaired cracked piece and attaching a new piece too my new supports. They are good. We will see this winter if it cracks when the cold makes it contract. One of the employees at the fitness center has been tested positive for covid19 but I was not there when she was. I keep dodging bullets it seems like.

a warm 75 out now going up to high 80's with rain likely this afternoon.
spent last hour responding to aggravating request by buyer of my farm to knock price down by 40k due to bogus
appraisal they had done.

Appraiser admits he never set foot on my farm, admits property is "very unique" and that there were no comparables.
The only comp he could find is shown in this picture, and this is what he based his numbers on.

a house in a bare field with no landscaping, no orchards, no gardens, no three horse barn, no pond in the woods.

Yet another attempt by buyer just to beat down price. Will discuss with family this morning about counter proposal. Sure not going to accept
what they offered. Need to have good talk with my realtor first to see what other interest has been shown, i.e. does he have a list of other interested parties?
Basically gets down to game of chicken with buyer, who I now don't trust at all.

Always liked July 4th holiday. Was my Mother's birthday and we always set off some fireworks at the farm. Just good memories.

Not to butt in on your real estate transaction, but I think you are being played. We have our cabin in the mountains on the market now as well, and you wouldn't believe the crazy requests we get to warrant reducing the price. Stick to your game plan and market value before you fire sale it. You most likely will get what you want in the end.

80F and "sunny" @ 20:30, just finished dinner, now letting it digest a bit before getting back after it.

The Woman took extra day off (today) and decided to get out there this morning while the blueberry bed was still in shade to work on the weeds. I did some severe pruning on one, to see if we can revitalize it - they're better 40 years old at this point. (Probably need fed which I will hopefully do tomorrow)

Then I threw the loader on the Kubota and took a bucket load of pulled thistles up to the compost and came back down and got a second bucket of sticks which went on the burn pile. She got a good bit done on on the weeding before the sun started getting high in the sky and it was time to switch off to something else.

We worked together and got the van vacuumed out and all cleaned up, front and rear.

After that we got cleaned up and headed down to Menards to pick up orders and some Titebond Glue. Had some Titebond II (half empty) here from 2004 ... but it was thicker than molasses and (had turned ?) orange ... so I figured it was probably a lost cause.

Once we got loaded she called the Indian place and ordered dinner since it was (kinda) on the way home.

To kill a little time we ran over to Tractor Supply, which is across from Menards. Her hand pruners have gotten misplaced, so she scored a new pair of Corona compound lever-action pruners and grabbed some dustless cat litter she's been wanting to try. It's a fair bet that her missing pruners will now turn up ...

Have to go finish unloading the van here in a few ... I sure don't remember 4 x 8 sheets of plywood being THAT heavy ... :laughing:

Edit: Grapped this for Kyle while I was down at Menards - it's the 1 x ___ section of lumber that's inside of Menards - the side which contains the longer boards, two levels ... and I'm on (the upper level) of the opposite side, which contains the shorter boards:
