Closer to family. Close to a church we love. More acreage to support a small farm in my retirement. My now 8 acres won’t support all of that. I think my current 48hp tractor will be sized well for it too.
We just found that a new FEMA mapping has made changes to our FEMA flood plain listing. It came as an unpleasant surprise. Not that we really care, we enjoy our creekside house. However, it will affect resale.

After a long lifetime of land purchases there are a few things other than the FEMA flood status that I have found to be worth checking. It amazes me how few of these are actually checked by buyers. A friend who has a large and successful land agency says people rarely do any of these things:

1. An old survey is OK for negotiating, but make sure that a condition of the sale is a formal survey done or re-confirmed by a licensed surveyor who will set permanent corners.
It should be a "land survey" rather than a "builder's survey". There is quite a difference.

2. Consider having an actual title search done. Today it is weirdly popular at closing to bypass that step and simply buy a title insurance policy. However, title insurance just insures certain things, and coverage varies.
An real formal title search is surprisingly inexpensive, and gives you a complete chain of title plus any legal actions for and against the property - including easements, access, and liens. You have to be comfortable with the existing easements, access, and liens - all of these can be difficult to impossible to change later.

4. Check with the County for septic permit requirements and with the State for well drilling permits. Basically just find out what is needed to do those things.

There are other things, but those are the basics. The realtor should have some or all of those available.

This new property also would allow for a larger barn/shop. Just saying 😂

This will be our third new home build, so we feel,like we are getting very accustomed to the issues that arise.

Found another 52 acre property for the same price. The land is a bit more accessible. Has fewer challenges to overcome. It has the same amount of cleared and cut acreage as the 33 acre plot (26 acres cleared). More options for building sites. It’s on a long private drive that is 2500 feet from the main road. Rolling hills. Some bottom land. Creek. No flood plain. Only able to Google Earth it now, but I’ll see it in a few weeks.
Grab them both. As the saying goes... They aren't making any more land.

Not all issues can be resolved. Here is an odd one affecting a local property owner:

They built a house with a private well, but now want to be connected to municial water just as their neighbors are. The problem is that none of those neighbors will allow the town to run a water line across their property. So far it looks like a stalemate.

The tractor link is that the backhoe guy keeps being told to "hurry up and then to wait". That's probably familiar to anyone trying to make a living doing small jobs with a tractor.

Well, it’s not really a problem, since they have water now. It’s a want. I’d like municipal water here too, but I have a good well, so it’s not really a problem.

Wife and I spent a week in Kentucky a couple years ago doing state parks. They are all FREE!! Some really nice areas. Seems the entire state is rolling and hilly. Really pretty. I have lots of family in Kentucky south of Cincinnati.
My brother lives outside Dayton. We have a trip in future to visit and head down to bourbon tasting (wife likes bourbon).

I think TBN should start sponsoring/running tractor/farm shows in various parts of the country (maybe international, too). At the very least, there should be a TBN booth at every major existing show. Heck, I'd work the booth for a few hours.

Getting a booth or sponsoring a show is something we've thought about. Running one is another idea but probably in the context of a big get-together...
