There was a very innovative tent camper manufacturer headquartered in Lapeer, Michigan some years ago that sold campers under the Apache brand name. The guy was pretty much a genius at making tent campers that set up and down quickly while being lightweight and easy to tow. Then in the 1970s, came up with "solid-state" camper with folding ABS panels instead of canvas. For some reason, the idea of buying a camp property reminded me of these campers.

We will continue to look at camps when we return from week in northern MN. Here is pics of one we have out eye's on now. Not far from the log cabin one we bid on. Has well, septic and wired for generator. Tractor is included. :LOL: (would sell)

I think someone has too much sentimental value tied up on that property. However, time will tell if the market thinks so.

It will be interesting to see how long the $695K price lasts.

Not so sure, we have some off the lowest per acre prices here in the Ozarks, but just hunting property (raw land) has jumped by leaps and bounds. 10 years ago you could buy at <1000 per acre for 50+ acres now they are asking 4500 to 5000 per acre.

700k for 178 acres abutting wilderness is not unreasonable, even if I think it is highway robbery.

Description says 0 bathrooms.....what "facilities" does it have? Outhouse?
No water other than a hand pump but no septic. This is why we offer less that they asked. Outhouse has a nicest looking building there...

I have a place on a lake in north central Minnesota. 12+ years ago, a lake lot when for sale, 200ft frontage, but shallow lot, very close to me. Crazy high at 359k asking price. Sat until two years ago, sold for $359k. The owner owned it outright and waited for their price, paid a few hundred dollars per year in taxes as it was undeveloped. Year later, 2024, another undeveloped lot went for sale 1/2 mile up the lake 150ft frontage, 1.18 acres, asking 359k, sold in a few weeks.

They don't make more lakeshore.

We are leaving today for a week "off" taking care of deceased parental stuff. We did ask the realtor for more info on this property and get us inside. This place was up FS as a FSBO this spring and we did stop in then and walked around the property. Its just a bit closer to Houghton than the above mentioned property. Only things its missing is attachment to the grid and low on acres.

Looked at several locations yesterday and found 2, like the camp seen above, too close to highways and overly noisy. We like to sit outside in the morning and have coffee, or eat late meals outside. One location occupants and another we walked for the 2nd time.

We will look at 2 seen below over weekend with the realtor. Lower one might be tear-down condition.

Be careful of anything with an existing structure that isn't immediately useable.

Last year I bought a piece of property off of the courthouse and had to really negotiate the price down due to an existing doublewide that was there.

The doublewide was built in '98 and might be worth $40K if you put $60K worth of repairs into it. I convinced the court it was a liability and was able to get the property at a fair price.

I was able to get someone to come and remove the trailer at zero cost.

Shortly afterwards Hurricane Beryl came through and people were screaming to buy trailers in any condition. Which is a testament to my luck/business acumen.

Tried to look at 3 today and did see one but had no interesting after seeing it, couldn't find the other and got rained out to see the last. In the picture and on the ground, you can see white. Its the real estate sign. We messaged the agent. Will see one on Sunday because the agent gave us the door code.

Looked at this place on Sunday and weed whacked the weeds back in order to get under the house and see things in general. Some were 4ft tall. The house is in tear down condition, but still might give them a bid.
