Here is one we looked at. Said to have well, septic and just needed you to finish up the interior. Skeptical of the well and septic and all buildings should be razed.

Another we looked at. House and buildings were real nice but the acreage was small and ALL poplar trees.

The one place looks like it has a lot of junk. Take that into account if you make an offer. Around here you can get info on the well and septic from the county if it’s newer. Newer being the last 50 years.

When we bought our house there was some junk laying around, I didn’t think it was that much so I let it slide. After I hauled about the sixth pickup load off I realized I should have made the seller take care of it.

There is a big difference between friends and the public.

I stopped letting people hunt on my land because even friends did stupid stuff. The only ones I let on my land are the bird watchers. Now, they are a good bunch and sometimes I will join them to learn a thing or two.

When my FIL passed away, I had cousins and guys from work wanting to come hunt his woods. I basically only let the one guy hunt it that my FIL allowed. It is a hard no to all others, for all of the reasons mentioned.

The guy who does hunt it is a good hunter and very respectful. Keeps an eye out for things also and texts me if he sees things that don't seem right.

Rousseau Bar is only 1.5 miles away.
Ottawa National Forest - across the street.
Wildlife, hunting, atv'ing, snowmobiling, fishing, nature out your front door.
This cool, comfy cabin sits on the high ground overlooking 39 wooded acres and was built in 1989. The interior boasts beautiful cedar walls.
The footprint is 24x32; porch 8x16 and there is a woodstove, indoor plumbing and furnishings (with a few exceptions); living room/dining combo, kitchen, bathroom, 1 downstairs bedroom and storage area that leads to the upstairs loft. Walls are insulated.

Doesn't look like too much of a project to clean it up either, dogs seem to approve! :)
It was not built for winter stays, so it needs plenty of updates. Also no out building to speak of so we'd add a shed that's 4 car garage sized. This area see's more snow than we see here.

Wouldn't you be concerned about liability? Someone slips and breaks their ankle and sues?
I’d be more worried about opening up to nefarious activities, like smoking weed, drinking, etc., but injuries are also a concern.
You can be sued for almost anything now.

The sellers phone number and camp ad is on Face book.
But you have added a lot of information and a good review. I've read of it happening with used tractors here. Someone posts about a good find on CL that they intend to buy, but someone else reads it and buys first. All is fair.
Close to that has happened to me.
I "needed" a PTO generator. One popped up on CL in Md. I called the guy, went and bought it.
Roy Jackson (TBN member RIP) saw the same ad. Later as I crowed about it he messaged me that he would probably have bought it but I beat him to it.
Now, I'm all about posting "good deals", but make sure I get mine first.
/edit - the generator is in my sig, new similar now goes for ~$2,300. That one cost me $600 and a 40 mile drive. It had just a few test hours on it, worked like new.

Still looking at camps over most weekends. Looked at a new one but we took any no photos because we had no interest in it anyway. Looked at our favorite one again but walking the property at a different location..

I looked at that on Facebook - very nice. It looks like it checks a lot of boxes for you. Now, if they would reduce the price a little ....
