Friends are less likely to sue you…the public is a different can of worms.

Why would you even want the public on your land?

I live in the middle of nowhere and still have liability insurance.

There is a big difference between friends and the public.

I stopped letting people hunt on my land because even friends did stupid stuff. The only ones I let on my land are the bird watchers. Now, they are a good bunch and sometimes I will join them to learn a thing or two.

Also, if you are not handy or know how to fix things...you should buy a place already built with some road infrastructure.

Buying land to invite the public on it for free seems like inviting disaster, sooner or later.

Plus, that could make insurance coverage difficult to obtain and/or expensive.

1. 40 or more acres that trails can be made on with terrain (hills, not swamps)
2. Within 80 miles of here. Closer is better.
3. If it has a cabin, must be serviceable or repairable.
4. A cabin can't be near a loud and busy highway.
5. Lake snow area is a plus but not a necessity.

Yes, we are looking for a few acres out of town with or without a camp (house) on it. We hope to have a few trails on it. Here is one we looked at on 40 acres plus a partially built house on it. Looked to not have been worked on in 4 to 10 years and never lived in and construction was DIY mess in many, many ways. The lookout on the roof leaks like a sieve. They must have pulled a camper here to work from. I'll post photos as we look at other locations. We contracted the realtor and not heard back.

UPDATE! Seems this property was not sold. So we looked at it again and decided the house is to just to far gone for us to repair.

We looked at this property again over the weekend. The cabin is within 6 feet of the creek and we predict will be washed away within 5 years. The bridge across the creek to it is also a mess and we've lost all interest in it. Its got to many issues for us.
