Just listed this morning.....
It's less than $100k of what it's assessed for. That sounds very reasonable to me considering:
  • Property values in rural areas have skyrocketed in the last 10 months.
  • Typically, offers are made below asking price.
That said, around here, many properties are selling in days for +10%, +20% or even more above asking price.

Also said, my son just bought the property adjoining his at 11% below asking price and about 5% below assessed value. Then again, he offered a cash sale with no contingencies, not even an inspection.
