I live in Edmonton, AB on 10 acres with a one year old, two storey house and attached garage. No outbuildings yet. Our taxes were a little over $3K (CDN) (Keep the CDN dollars jokes to a minimum - we're kind of sensative about that /w3tcompact/icons/wink.gif). I just can't believe that Upstate NY, 10 Acres, house, and outbuildings would only be $1000!!!!

If it is true...I'd try and prepay for the next 10 years! /w3tcompact/icons/crazy.gif

Don't be so hard on yourself /w3tcompact/icons/smile.gif. The main thing is that YOU love where you live. I think most TBNers can relate to that. At least I know I can.

And for another data point in the tax question. Our combined tax, school & property, is around $3500/year for a 3bd, 2 bath contemporary house. We have a nice piece of property but land is very cheap around here, $500-$1000/acre so that doesn't add a lot to the accessed value.

I run into the same problem when I travel. "I am from NY." "No, not the city" Now, my house now is in Schenectady, wich is kindof city, but not NY city. And when I move next year to my land in Niverville, thats country.

As much as I hate to admit it, upstate, at least the areas I have been thru is quite beautiful.

Two reasons I'll never live there though:

1) new york city, no matter how far away it is, is still part of the state. Because of the huge population in and around the city, the laws of the state are going to more or less conform to what the city folks want

2) I'd have to put NY plates on my truck...and then get the dirty looks./w3tcompact/icons/smile.gif

Another data point, Montgomery county, ~45 miles west of Albany. 40 acres, 3000 sq ft house, 1000 sq ft garage - $5,500 in school/property taxes.

OK, guys, especially John, I'm back, and I checked my tax receipt. We pay $1015 per year in property taxes. So, John, can I expect you, the wife and girls to be over this weekend to go farm shopping in Washington County?
The only catch is, we don't have garbage pickup!/w3tcompact/icons/shocked.gif We have to go to the dump. Maybe that's why taxes are so high in Rensselaer County. I always see the fancy garbage receptacles you guys have!! That costs big bucks!!/w3tcompact/icons/laugh.gif
I guess what it is, is Washington County is very rural, mostly agricultural. Rensselaer County is much more built up!! You've got the great city of Troy! That costs you. So I guess I'll be seeing John and his family this weekend!

Thanks, Robert! That shows I'm not cracking up. Taxes can be very low in New York, depending on the county! We happen to live in two good ones!!

Just to be sure our math is the same... Property taxes to me also include school taxes as well {I didn't include any water/sewer bills}...

In other words, getting multiple bills in a one year time span, and add them up gives you a grand total of $1015. for everything...?

And while I'm at it, I made a minor $1000. math error for this side of the river for me... to add to my other totals... /w3tcompact/icons/crazy.gif/w3tcompact/icons/smile.gif

....and that's with Veteran's benefits/discounts...! /w3tcompact/icons/blush.gif

That is amazing for taxes!!! The $3K we pay doesn't include garbage pickup (extra $10/month) and we too have to have our own services installed (sewer etc). I'd say you are in an excellent county!!!!

11 acres, full value assessment of 190K for medium size house, indoor arena/barn and two car detached garage outside Syracuse NY and total taxes are about $6400 w/o garbage, sewers, cable tv, natural gas, or city water. School districts and the county are the main determining factor in tax rates in NY. Also if there's a large industrial base that picks up a lot of the taxes the residential taxes are usually a little lower. If not (as in my town), the residences shoulder the major share of the taxes. My sister just built a 4500 sq ft house for over $400K outside Atlanta and her total taxes are around $3000. NY definitely NOT a cheap place to live for the most part. (We also have about 7% state income tax that a lot of states DO NOT have). I won't be retiring here.

Congratulations Rich! Your taxes actually sound reasonable... if you have decent roads and schools.

For what it's worth, Tioga county is VERY rural. The county seat is in the town of Owego which is the largest town... of 15,000(?)! We don't have public water, sewer or trash pickup either.

I know your wife and you are young and certainly don't qualify for Senior Citizens... and just about all rural properties in our area would be in that "price range" without any structures, outbuildings, barns, and residential homes on the property... which you have all of and then some...

Either your county is one of the best kept secrets around or a mistake was made on your New York State Assessment paperwork filed when you purchased the property...

Just remember the saying... "Loose lips sink ships..." in case someone did made a mistake... /w3tcompact/icons/wink.gif

Our property taxes have been checked and rechecked. When we bought our place, our 10 acres were subdivided from the former owner's 100 acres. We had all kinds of problems having the taxes set up, so we had them checked and re-checked. Then when we got our first tax bill, naturally we thought they underestimated, and I had this vision of owing all kinds of back taxes when I'm older and greyer than I am now. So we had it checked again. Finally, our town supervisor is a friend of ours, Carl's (our local tractor supply shop owner, who you met) wife. So I had her check it, too. It's all correct!
So when are you moving out of that expensive Rensselaer County?
