I've had good luck diluting spearmint oil in water and spraying it where I don't want mice. Smells nice, too.
There's a lot of interest in older Japanese dirt bikes, Don. Do a search in Facebook Marketplace with the model and you'll get a feel for what people think they are worth.
Had a go round with the title company over how the deed will be signed, either with all three names or a middle initial. Depends on how the trust I have is set up, and it uses both. On reviewing said trust, it needed updating anyway, so that's one of the things I fixed. Title lady was happy, I'm happy, and the notary at the UPS Store was happy, too. But it cost me most of the cool time in the morning, and all I got done was spraying the rest of the weeds. The side-by-side is still overheating, but only when working on the steeper parts of the land. It's still using water, but faster when it works harder.
When I left the garage the morning of the trip, I heard something moving around under the workbench. I'd seen a little rabbit scampering in and out the past few days, but didn't have time to run it down. Yesterday when I came out into the garage, there were two dead bunnies laying on the floor. Hope they didn't chew anything up before they croaked.
The Toyota dealer called and wanted to set up an appointment for the first free maintenance on the Camry. It gets a tire rotation and an inspection. Also gonna ask them to fix the blurry rear view mirror and wind noise from the side windows. The internet says they all do that, but I want a record made of it in case there's a recall later.
Gonna try to finish off the house sprinklers this morning before it gets too warm, then maybe change the oil in the Camry. Not sure what else I'll get into, other than it will be inside.

The loan will be assumed at the original rate of 1.49%. Up until yesterday, the paperwork they were asking me to sign was at 4.49%. Yesterday they finally got the numbers right, and I was able to sign. Another hurdle done. The rest of the deal is cash, so no interest rate worries there. At least in that market, there are a lot of price reductions. Homes start out at rediculous prices, sit on the market, and the sellers relent. But not by much. Too many folks selling multi-million dollar shacks in the Los Angeles area and wanting to take advantage of the good Santa Maria weather, grateful they can get four bedrooms and three baths for less than a million.All the while a million dollar home in Santa Barbara is almost unheard of, with a typical 3 BR 2 BA going for a cool three mil.RNG, hope the house deal is working out for you. Terrible that the Fed raised rates again to the highest level in 22 years. My son and his wife are interested in buying a home, but high mortgage rates make it tough.
