David--maybe seem a little more "standoffish". Sometimes a sense of urgency can make someone less desirable for no reason other than that. Just a thought.

I am VERY aware of looking desperate. But at the same time, I'm a relationship sales guy. It is my whole schtick and claim to fame. I can talk to anyone, I can make anyone feel comfortable, I can get people to trust me and become their "trusted adviser" etc... So I aim for just being comfortable in my skin, comfortable with them, able to talk about most any topic, set them at ease. etc.

I'm just frustrated...

Thanks for the advice, I will stay alert (America needs more Lerts - LOL).

Good morning all. 75F this morning, forecast for 94F and chance of late afternoon early evening thunderstorms. House is being shown, no offers or interest yet. Need to mow and trim, neighbor has done some mowing so not nearly out of control as I expected :)

Seems like those darn yellow jackets have decided to make an underground nest on the front walkway ... about 2' from the front door ... the entry hole is huge (4" or 5" across)

Just treated it again with Apicide ... wife says they aren't going away fast enough ...

Looks like they trying to do something in the attic as well ... they're flying in and out underneath the overhang ...

Hadn't seen any nests at all this year until about a week or so ago ...

Try vinegar with your metal rather than that nasty muriatic acid stuff. It works a little slower but it's a lot safer to play with and no hazardous waste to deal with. Just wash it off in fresh warm water (with your bare hands!) using a fine wire brush or whatever.

Old wives tale, the higher the wasps build their nest forecasts the coming snowfall for the winter.
Funny story (true), one of our locals known as a character was having a favorite drink of his on his porch one evening. He kept having some wasps buzzing him. And it was really getting him mad. So he track them down to their nest that was hanging on the underside of his porch's eave work. He decided he'd take care of the little problem by burning up their nest..........The fire department saved most of his house.
He still wasn't lived it down in these parts.
