I just replaced the toilet flust valve in a rental house this week and it is a major pain... must be a better way. Next I need to replace the bath sink faucets and you can't even see the connections. Short of placing a service call at $65.00 an hour, is there a better way of changing this.

With my access problem I cut through the wall so I could get to two tub fixtures back to back. I put the sheetrock back in place and hung a shelf to hide it.

Home Depot, Lowes, and I'm sure others sell a plastic frame and door that you can use to put over the hole you cut to access the valves. I did that on a job once when the client wanted it done right away and didn't want to mess with patching sheetrock.

Only problem is this house is about 120 years old and toilet and sink fixtures break the rules and are in the outside wall.

I'm guessing the bathroom sink is mounted on top of a cabinet attached to the outside wall. Then you haven't much choice if you want to replace it. You must get up underneath inside the cabinet to reach the two hold down nuts that hold the faucet to the sink. When replacing the faucet, buy yourself a pair of flexible water hookup hoses (usually 1/2" Female x 3/8" compression x whatever length) to make things easier next time.

On the toilet flush valve you can replace the assy. with a fluidmaster unit which has a built in float and get rid of the big brass or plastic ball on a rod. Fairly easy to change.

You may want to invest in a basin wrench- a self adjusting pipe wrench head that swivels so it is 90 degrees to a long rod, then a handle to turn with. Allows you to get up to the fittings on the faucets. Not something you will use often, but I would highly suggest it in this case.
Oh, yea- a big bottle of asprin...or scotch...

That's all I use, the packaged ones. Super easy to replace.
