I'm new to the tractor market but need something to do some work and maintenance on a property I bought and will be building a couple houses. My buddys neighbor has a 93 john deere 1070 that's he's looking to part with. It wasn't used much and has 770 hours. It comes with a front loader, extra bucket that's new. A bush hog, post hole digger. Box blade and a backhoe. And I believe he has a new set of front tires.

It fired right up, and seemed to run great. Paints a little rough looking. I was thinking of making an offer but not exactly sure where to start. I've been looking at prices online but most are auctions so hard to get a good baseline. My pan would be to use it for about a year and sell after the houses are done

Your pictures aren't showing up for me, but I would think that machine with loader and 4x4 would be in the neighborhood of 12-14k in good condition. Backhoe and additional implements maybe another 5k, but that's just a rough guess.
Pre Tier4 (emissions) machines are selling at a premium.

I have a 1070 with an 80 loader. 2500 hrs. I do hay, field cutting, and snow plowing with it. FWIW: I bought the JD QA adapter for this loader and now have QA forks, bucket, tree puller, snow plow, PH digger, trailer mover, and whatever I can think of needing, easily changed out.

Does it have the mid-mount 2200 rpm mid-pto ? I don't use the belly mower anymore, but can think of a few things to use it for. This raises the value (theoretically). I'd say more than $15K around these parts. As high as $21k with those hours.

Actually for a 30 year old tractor stored outside it's in average condition, add on cab makes it look more worn. That 1070 is a hidden gem with those low hours. I would offer 10k and see what their response is. Cleaned up and good tires in today's market it's a 15k tractor all day.

How up to the task is it for grading and digging? The first 2 things I would use it for it to move and grade about 60 yards of dirt. Then I need to dig a trench for a new sewer line that's about 275' long and 3 to 4 foot deep. I'm in west central Florida so it's basically sand. However I will have some roots to contend with.

I know a skid steer and excavator would do it more efficiently but having this on site to do at my leisure is a big advantage over renting. And I didn't really want to put out the cash of buying 2 pieces of equipment.

It is a completely capable machine. Your pics didn't show up for me either but if it has a backhoe, no problem digging trenches.
I once saw a 1050 (parent to 1070) that was strictly used for cutting fair grounds. Still ticking with 13,000 hrs on it.
