Think about squaring it off. Think of the added space to the corner bedroom and the kitchen. This would also simplify the framing going to a simple gable roof, hipping in thr garage. I doubt that the delta dollars will not be as much as you think. Maybe close to a wash. The more complex your framing the more costly your house.

I agree with Vernon that you should even up the house. The "notch" in front of the kitchen could be filled out and the space easily added to the utility, kitchen or office.

The notch on the other side of the house could be used to make a closet in the foyer or added to the bedrooms.

It makes sense to try to design so that floor plan sizes are divisible by 2 or 4. But ya gotta do what ya gotta do. :)

The front elevation of the house is going to be somewhat unbalanced I think because of the notch on the side of the house and the window placements. If you have not done the elevations yet you might want to go ahead and draw them to see how things look to you. The elevations may cause use to redo the floor plan.

The left side of the house looks like a wall terminates into a window or you took the window out and did not quite clean it up. OTH having a high window into a closet does allow in light so it is not a bad idea. But on the front of the house this might not look right. In your master bath a small window might work.

I can't quite make out some of the sizes but our utility room is 8 feet wide. I wish it was 9 or 10.

Our kitchen has an island and we have about 36-42 inches between it and the counter which works just fine. Just make sure you have enough space to pull out appliances. Especially the fridge.

You might want to consider rotating the kitchen island 45 degrees. If you did so it would be in line with the sink and fireplace. This might be make for a better view. It would be nice if the post at the corner of the kitchen, dining and living rooms was not there. Not sure how that is going to happen structurally.

There is not alot of room for wall cabinets in the kitchen for glasses and plates. Is there enough space?

If the porch is to be used it needs to be at least 6 feet wide but that is small. We went with 8 feet deep porches.

Our closet is in the bathroom like your design. But your closet is bigger. :D Our toilet is in its own room though within the bathroom. I think you would have to enlarge the house size to get a toilet room in the bath though. Or worse, shrink the closet size. :laughing: Me thinks SWMBO might not like that idea.

Hallways are expensive space. They are only used for one thing which is to walk through a space. And they are not used very often since they are being walked through. :laughing: Your obvious hallways are small which is goodness.

But you have un obvious hallways. The living room is big but with the openings to the foyer, dining room, kitchen, utility room and the back room you cannot put furniture up against the wall. The furniture will have to be away from the walls. The space between furniture and wall is un obvious hallways. This also makes the living room smaller than it appears. The furniture will be close to the TV and fireplace. Which could be a good thing. :laughing:

Windows. Windows can block the placement of furniture. I suppose it is subjective but I don't like floor to ceiling windows since I think it is ugly to put a couch or bed in front of a window. On the other hand if the window is 30ish inches above the floor then furniture can be put UNDER the window. Most of our windows are about 28ish inches off the floor. Sometimes I wish they were at 30inches but 28ish was what we had to do.

We would sketch out a design on graph paper. And then cut out paper to the size of the furniture we had or wanted. We could then move the "furniture" around a room to see how it fit. The dining room looks tight depending on the size of the table and china cabinets. You might want to move some paper furniture around in their to see how it fits.

All of our doors are 36 inches wide. Makes moving furniture around the house easy. And if we ever have to use a wheel chair the space is ready. 3 feet just seems like a good design point for having space to move around in be it a door, hallway, dining room table/wall, etc.

Window sizes seem to be small. That could be good. That could be bad. It certainly saves money! :thumbsup: We went with large windows and lots of them. We wanted to see our place and we do open the windows when the outside temp and humidity allows which is a good number of months of the year. That might not be apply to your situation though. Windows are expense and do put holes in the walls of the house.

We finally got started with construction. Along with the house I'm building a shop. I'm building the shop myself with the help of my Dad & some friends. It's only 24x24, not nearly as big as I would like, but it'll have to do.

I'm doing a lot of the work on the house myself, again with the help of my Dad & friends. I'm doing all the plumbing, electrical, siding, painting, flooring, trim, & cabinets. The carpenter just finished blacking it in last week and the roofers finished the shingles today. I don't have pictures of the shingles yet. I'm looking forward to finishing it. It would be really nice if we can be in it by Thanksgiving, but I doubt that will happen. Here are some pics of the progress if you're interested.
