Two story garage

Hi everyone. I live in NJ and want to build a two story garage on a sloped lot. I have researched all types of products, spancrete being one of them. I have a builder that quoted me 55.00 a square foot. After seeing some posts online I think that price is a high. Has anyone done this? Do you have any pics you can share, sq. ft., and a general idea of the cost for it? I am handy enough to do some framing, basic electric, plumbing etc. The foundation has me a bit worried as I would have my 1 ton truck in there, and may have it on a lift for repair. Any ideas are greatly appreciated.

I'm guessing that you want to park vehicles on the upper level? Rather than suspended concrete (that does sound high$$) check out pre stressed conc. I saw this on a new house that we worked on and the builder said that it was cheaper than forming for reg. susp. conc. They trucked in the panels and poured a few inches on top to level. I'm sure it matters how far you are away from a plant that makes them, in the situation I saw, they were trucked about 80 miles. FWIT thet were made in Greencastle PA.

I am in Flemington, Greencastle PA is about 190 miles one way. I am pretty sure there are closer facilities. Nitterhouse Concrete Products in PA was recommended but it sounds like they are the same distance away. (about 3 hrs).

Any idea what $ per sq folks are paying in NJ for a garage with a suspended floor? I am sure the suppliers have contractors they recommend specifically for this work, so I will definitely give them a call.

That may have been the co. that did the job. Hey construction is slow, yes fuel is high but they prolly have there own trucks and may be agressive with their pricing. Can't help with NJ $$. You say you're ok with some framing, from what I've seen suspended conc is not rocket science find some "deck pan" (the couragated metal that holds the conc. "pour" and stays there) and suport it. Seek out an engineer, he prolly will need to "stamp" your plans. Good luck.
