Hello there, Scooby074; After viewing your thread at Arborist site, I can't thank you enough for sharing this with me. I can't devote the time I need to do all that was recommended but after getting some other things in order, I will check/change these seals. After everything else I've changed with no fix results, this is whats GOTTA be it. Thanks again, totally invaluable. eldubya54
