Where the heck are you in SC to bring that kind of money per acre? Myrtle Beach? ****! I'm in central NC and it's more like $2000 acre for large tracts (>10 acres)

Here, you are looking at 20k at a minimum if its multiple acres.

In Upstate NY it all depends on how far out in the sticks you want to be. The closer you are to a city such as Syracuse or a body of water, the higher the the price. Out in the sticks (about a 45-50 min. ride to the city) vacant land can be had for 3-5K an acre. Close to the city, water, or commercial property can be 50-100K an acre and up.

It used to be a good deal to go to the county tax auction for property. Now so many people go to the auction its tough to get property for a good price. Example: 6 years ago at county auction 10 wooded acres sold for 5K. At last years auction, 12 acres of similar wooded land in the same county on the same road sold for almost 60K.

Charleston.
It has gotten ridiculous.
The least you will pay for a 1/3 acre building lot is 75k.

You can still get a multiple acre tract 50+ miles inland for 5k or so, unless its near the lakes.

In Ponte Vedra Beach, Florida the lots across the pond from my suburban home are running about $325k for a 1/4 acre, Yikes!

In Huntingdon County, Pennsylvania (my country place and preferred place to live), good hunting / building land goes for $4k-$6k per acre

Here in NE Wisconsin (metro Green Bay), land prices vary greatly. A 20 minute drive out of the city in just about any direction land can be found all day for about 3k to 5k per acre. Closer to town, the price increases. Rural lots (well/septic) of 1 acre for about 30k, 5 acres for 70k, 10 acres for 100k.

A 40 acre parcel on the edge of town targeted for a new elementary school recently sold for 40k per acre (1.6 million), many times the current selling price of all land in the area. This decision was questioned by many and adjacent land owners offered their property at much lower prices. But the school board made up their mind and spent other peoples money.

Waterfront property is another story. View, frontage, deed restrictions, type of water (lake, river), and location make this type of property crazily priced in my opinion. Wisconsin has one of the highest property tax rates in the nation, and with waterfront property the hit is heavy.

Rural recreational land has also greatly appreciated in recent years. Parcels of 40 wooded acres used to sell for about 1k acre as little as 7-8 years ago. Today it is common for the same type of property to be selling for 3-4k per acre, even after it has been logged off.

Depends on three things... location, location, location! Can be dirt cheap to don't even want to ask. Like the previous poster... always a good deal when Govt is the buyer... they always pay 10 times the going rate!

A few years back, partially cleared farm land around here (100 miles east of Dallas) was selling for $500 to $1500/acre. Now it consistantly sells for $2500/acre. Add in a creek, running water or a view and it jumps to $4500/acre. Land being sold to a developer (single family homes) runs $7500/$10000 an acre. City lots, about 1/4 acre, in our small, 5,000 population town sell for at least $25,000, if you can find one. It doesn't seem to be slowing down or stopping either and we are still a rural county. The prices are being fueled by people retiring out of Dallas and moving east but it sure makes it tough on the young local kids just starting out in life.

Less that 10 years ago I bought my 10 acers at 18k an acre, the neighbor talked to me and offered me his 20 acers at 45k and acer, I thought are you nuts?....someone bought it and is now 250k an acre.
So who was nuts, me. It's going to be my story of the one that got away, or should I say, I foolishly let go.
Home are closing me in all over the place. I used to be in the middle of nowhere, now I'm in the middle of town.
Two years ago, there was 25 acers of artichokes, now it's a private country cllub, 4 lane road, lights etc.
Looks like it won't be long for me to cave in, I'll hold out as long as I can.

Exactly. We are getting retirees from up north to escape the cold, and from Florida to escape the hurricanes. The prices have surpassed what the locals can afford.

I have luckily found 33 acres for 100k, 60 miles inland, that I am going to sell a good chunk of my mutual funds to get. It seems the land appreciates a good bit more than my stocks. And figure the longer I wait the more I stand to lose.

I love my 5 acres, and location, but they just cleared 8 acres to the south of me, 10 acres to the west, and 14 acres north...swamp to the east at least.

I figured I would jump on the 33 acres to spend the rest of my life on, along with the 4.5 acres I already own in the North Carolina mountains.

At least when I sell my 5 acres, in 15-20 years, I should get a good return....probably more than my mutual funds.
