Here in NE Wisconsin (metro Green Bay), land prices vary greatly. A 20 minute drive out of the city in just about any direction land can be found all day for about 3k to 5k per acre. Closer to town, the price increases. Rural lots (well/septic) of 1 acre for about 30k, 5 acres for 70k, 10 acres for 100k.
A 40 acre parcel on the edge of town targeted for a new elementary school recently sold for 40k per acre (1.6 million), many times the current selling price of all land in the area. This decision was questioned by many and adjacent land owners offered their property at much lower prices. But the school board made up their mind and spent other peoples money.
Waterfront property is another story. View, frontage, deed restrictions, type of water (lake, river), and location make this type of property crazily priced in my opinion. Wisconsin has one of the highest property tax rates in the nation, and with waterfront property the hit is heavy.
Rural recreational land has also greatly appreciated in recent years. Parcels of 40 wooded acres used to sell for about 1k acre as little as 7-8 years ago. Today it is common for the same type of property to be selling for 3-4k per acre, even after it has been logged off.
