Roll door question - gap at top?

2 @ 14x14 Janus 3100 doors & 1 @ 10x10 Janus 2500 door.

The roll door installer is at the job site - I am at work - impossible to go look.

He tells me eah door has a rubber strip included in the package - it is to avoid daylight and wind from entering the structure - he says it can be affixed to the top of the door while in the down position by using the screws they include - he says once it is installed it can cause the door to roll up incorrectly. He says he refuses to install it because it is nothing but a nightmare.

He says I can buy a brush type product and install it on the header of the door jam - it might remove paint over time...

Of course - NONE of this was discussed over the last 6 weeks - this is being dropped on my plate the day of the install.

He says the Janus 3100 door 14x14 will have a 1 - 2 inch gap at top and the 10x10 door will less obvious...

Question: Is all this correct? Do I insist he install the strip? Is there a way to fix said issues? Are there any options?

no inside strip on mine i threw it out. just the outside weatherstrip at the header. minimal drafts.

The brush type of WS is good and if your finding an issue you can add one later. But i doubt youll need it. WHen hes done their should be no direct gaps to the outside. If there are he needs a bigger door or drop/fur the header down

IF that "part" was included in the price with it installed... you should get it or the priced reduced. It shouldn't matter if it's hard to do... You hired him to do a job... if he doesn't finish, I would not pay in full until it's done to your satisfaction.

I agree - the inside strip sounds like a problem waiting to happen. I called Janus Intl in Georgia then I called the Houston plant - they said there are grey header seals in the package of each - they must be the ones you are talking about... I called the installer - he copped an attitude with me... like they say; I dont think this is gonna turn out well.

Agreed. This project has had several hiccups along the way. It was the difficulty level - it was the fact the inside strip can cause the door to roll unequally - which kinda makes sense. During our conversation he said he had only heard of a brush type product they use to prevent the gap and said it will remove paint over time... he said he had never heard of a rubber type header seal. When I called him back to tell him there was a header seal in each package - he was offended and used foul language. A door installer that came highly recommended is shooting himself in the foot by not doing what we agreed upon... and really crossing the line talking to me that way!

I called the Owner of the Company that we hired to do the concrete and the erect of building - he is on his way to the job site. Hopefully it gets worked out.

We have at the plant 3 of 14'x14' steel 4 panel vertical doors. They are built like battle ships and a 30 years old. I have worked on them as the electrician but I am handy with the rollers. There has been more opions on them from the trades people when they act up than enough. It got so hot once that they asked for new doors because they had the cables tangled up. Finally we had a wise sales rep and he said I can make new metal skins because these doors will still be functioning in another 30 years. They called in a overhead door company of which we have been through 2.

It is all a matter of proper adjustment. The track should hold the door tight against the door jamb. No one inch gaps! The door will have jamb seals usually with rubber edges around the outside of the door. This will be on both sides and at the top of the door. Sometimes on commercial doors the moldings will use the brush style weather strip. Have seen paint wear after many years of useage. There may also be a piece of weather strip molding applied on the top inside of the door. This strip rests against the header on the inside of the building when the door is closed. Doors are not designed to have gaps and most problems can be adjusted.

No gaps wanted in any of my doors especially a new one!

I have 2 12x12 commercial doors in my shop and they don't even have seals and don't have a gap at the top the openers take care of that.

Its all a matter of adjustment and having the tracks right imo.

Sounds like the same weatherstrip package i got, except mines white not gray.

Also make sure the door fully covers the opening. Installing Garage doors seems easy, but if its not right your headed for a lot of problems
