This is for a cool damp basement in northeast Mississippi. It's got cement block walls covered by rough sawn lumber. We run a dehumidifier. I've primed the walls with Zinnser/Rustoleum Mold Killing Primer.

Looking to put a coat or two of an off white or light color on it but don't want to battle mold. Saw M-1 Advanced Mildew Treatment on Sherwin Williams website. Thought I'd ask the TBN crowd what they would recommend.

Once you have mold on boards, it is tough. I suspect that you will continue to have damp come through the walls. Any moisture will feed the mold and it will grow through paint. Sorry.

That said, any mildew resistant paint will help. Depending on your local regulations you may be able to buy fungicide paint additive. I would also use a gloss paint to help shed any condensation and to be able to clean it better in the future. (TSP and bleach)

Remove the wood.

Seal the block

Leave the wood off.

We have used the SW product with great results here in SW Virginia. Inside and out.

If you've not yet primed the wood you can try spraying with a ten percent solution of household bleach, vinegar, or Listerine. If you then seal and prime the wood it should be fine. Unfortunately you may still have mold already infesting that concrete wall. As far as paint, there are mold resisting additives for latex paint or you can just thin the paint a bit with bleach.

Bleach dosnt kill mold in porous surfaces. White vinegar does though.

Ask at a paint store. They sell additives for any latex paint that will do what you want.

Sure wish I knew of that additive.
I completely sanded/scraped my wood exterior* and applied 2 coats of opaque stain 3 years ago.
He11 of a job and it looked great.
But no longer!
Looks like it has measles or a variant of Covid.
I'm not alone as I have noted many properties that demonstrate an 'infected' outer finish.
I suspect it is due to the new (regional) water based finishes that were marketed a bit too fast without adequate testing.
So what to do now?
Pressure wash with biocides? re finish ?($$)

@PILOON Sorry to hear it. Once fungus is in paint, it will grow through. It will grow through latex faster than oil based paints/stains. If it is algae, you can clean it off, but it will also regrow. One downside to stains is that they aren't as smooth as paint and tend to trap dust, which becomes a growing site for mold/algae.
Try pressure washing with a house cleaner that mentions mold or algae. Do you know if it is algae vs mold? There is also cleaning with a mixture of TSP and bleach, but check that your stain can handle bleach.

When I was trying to repaint a wall in a bathroom that was covered with wall paper, I was advised to clean it, use Zinnser or similar. But let it set for a week to fully cure. Then to paint it. The can directions said ok to paint after a few hours, but does not say anything about full cure would take a week. So that's what I did. Jon
