My property (80+ acres) was surveyed before we closed the sell. I now want to fence part of my property. I have found the pins (corners). The south end of the property is 2600 ft. from pin "A" to pin "B". Lots of trees and a few raises between the pins. I can't see further than 150 feet. What's the easiest way to determine if I'm on my property. I have the corrected plat with all the longitude and latitudes. Can a digital compass help do the trick?

Hmmmm.... Didn't think of that when they were surveying the property. I'm now looking for a way I can accomplish this task without paying another $2000.00.

That was a dirt cheap job. I paid 4k for doing a 16 acre plot marked every 75'.

I would resurvey or give the other guy a few feet when in doubt. Also would depending on what kind of fence and how hard it is to move. Don't ask how I know

Start by talking to the owner of the next door property perhaps he can assist you in getting a route of way opened up. Our next door neighbor allowed us to clear back a 20 foot R.O.W. of all the scrub brush and just leave the larger trees You can see over the ridges by building a raised platform to get above the rises and bushes so you can visually see the other end. Buy a cheap surveyor level that you can line up with the other corner pin position by placing it on the platform. Cut any trees that are in line with your property line by sighting thru the surveyor level and having someone mark each one to take out. Once trees/shrubs are out, using the level again, place pins as close as you need them to mark the exact property line as agreed with the neighboring property owner.

Well, you need to clear a strip from pin to pin so you can have a clear line of sight. Otherwise your fence will tend to look like a dog's leg. Hopefully with a clear line of sight you can see pin to pin and lay in the fence line. If not you will have to learn and use survey techniques or have the lines you want to fence flagged. It should not be that expensive if the corners have been surveyed and pinned. However, it will be a lot easier and cheaper if the fence line is cleared. If you can see pin to pin then follow the advice given by Gary (#6). Except - its probably fairly certain that your property corner surveys are the most current and accurate between you and your neighbors. If you do the marking of the property line - follow the corner surveys. Your neighbors consensus may have no basis in fact and the surveyed corners are recorded fact.

I surveyed for 43 years here in North Carolina. The easiest and quickest is to just hire the person that did the survey to come back and mark your PL for fence building. He has his notes and reference points to work off of. This will just be some labor charges since he will not be making a map.

X's 3. Probably be cheaper at this point than you think. No way I would build in 2' off the line, I wouldn't concede that much real estate.
