Hello all,

Are any of you guys involved in the Leon to Marquez Inlet pipeline? I got my initial offer for an easement. The easement is on the edge of my property so very minimally intrusive. My understanding is the initial offer is always a low ball and so I’m trying to figure out how high I should ask for. Any input would be greatly appreciated!

Get a lawyer that does easements
Thanks. I’ve got a call scheduled for Monday with one. Just trying to figure out how I’m gonna know if they are worth the money. I believe they’ll make the agreement better but I’m trying to figure out how much money I should ask for

+1 on the attorney, but get one that specializes in pipeline easements. They know the drill, and should know the likely value.

Pipelines have deep pockets. One around here, cut our fiber last year. As we were repairing it, a friend the worked for them, said they were expecting a $50,000 bill. They gave me a team of Mexicans, a translator and a cat 360. I only had to bring in a splicer. They did all the digging, and we padded the bill best we thought we could get away with, and it was only about $8k to 10k.

I would learn Spanish if I could get a team that worked as hard as those dudes.

I’m not going to say the first offer is their offer but they know people talk. If they give you more they have to give to everyone. There is a pretty good chance they will have to go through condemnation for someone so if you hold out for too much they’ll add you to the pile. I agree, if you talk to an attorney experienced in this they will tell you what to expect.

We have had several pipeline easements negotiated by our attorney. As others have said, get one that works in the oil/gas industry and knows easements. We always have received higher rates than the first offer. It easily covers his fees.

Ours has way covered his fees. We are still in negotiations and we expect double the original offer, plus better terms, payment for future pipes, temp lines, work space, etc.
