I've searched on the site, and most of the information and threads are relatively old, so I am going to post this in an effort to see what people know about TODAY'S options for metal roofing, underlayment, and Fasteners.

I'm building a horse barn this summer, and I know I want a metal roof. I would like to have a standing seam roof, but I have other things on which that $$$ could go to better use, so I will be going with a good quality Corrugated metal roof. I have a good builder, but he is a bit 'old school' and while there is nothing wrong with that, he still does things the way he's always done them. He is open to 'anything you throw at me, within reason', and I suspect he has the skill to take most things on.

One place I am wanting to insure the 'best' I can get is to utilize a good metal roof system. I know there are always 'improvements' going on in this realm, hence the reason I am reposting rather than just using 10 year old info. I am sure there are things to 'make sure I do and don't do' with the current options, and I'm hoping some of you will put in your thoughts.

Last summer, I had spent a lot of time looking at fasteners, and I found a screw/washer system which seemed to be superior to the 'typical' Big Box standard options, but for some reason, I have lost the information and cannot find it again. I can't tell you much about it, except I think it had a cupped screw cap and a different type of washer than the generic neoprene. I cannot say for sure for either, but I think after speaking with the guy at the company, he had me relatively convinced that the premium on cost would be worth choosing that product.

My goal is to find a 'superior' fastener system for corrugated metal, basically meaning, one which the general screwgun guy can put in and I will have 'fewer' leaks and troubles down the road.

I think I am going to have him put OSB sheathing, which I know adds significant cost, but, at least in my mind, seems worth the effort and cost to do it 'right', but I'd like your opinion. I know the standard is simply purlins over the rafters and metal on that. My goal is to decrease condensation, improve racking strength, decrease 'rain noise', and decrease likelihood of leaks. I am not sure whether there is a reasonable cost underlayment which would be worth the $$$ in this instance. But if you have thoughts, I'd like to hear about them. The barn will be very well ventilated, but being it will be in KY, there will likely be a lot of rain.

My goal is finding the sweetspot between COST, UPKEEP, and FUNCTION. Finding what is worth paying for to avoid pain later is high on my list. I hate 'fixing' things I could reasonably avoid.

This barn will be a standard open gable without valleys.

Using OSB before tin in my mind would be very expensive because then trusses will need to be 2' c-c at most. Then framing then needs to hold trusses up on the ends also. Cost multiplies. It would be quieter though. Consider durable bubble wrap over purlins and under tin. I would think noise would be moderately muffled.

For condensation you need some sort of insulation and or a vapor barrier.

Commercial storage facilities use a 'blanket' sort of material that satisfies both those needs.
It comes in rolls and they tape the seams.

Don't simply lay metal on top of paneling as within a short time the panels will rot and the metal will rust badly from the underside.
(I did a reno job once and the metal was so rusted on the underside that it was total scrap, and that was after 7 years and in an unheated environment)

Further more horses will create a lot of humidity which will worsen condensation effects.

I strongly suggest researching that blanket material used in storage facilities.
Trechi* is one firm that builds/erects such facilities.

Unless you and your horses are DEAF put in a thick layer of insulation that also deaden sound. Maybe even think of a suspended ceiling.
My 40x60 metal roofed shed has about a 1/8 or 1/4 thick blanket for condensation control. Does little for sound.
About 30 minutes ago I had to leave my shed because even with 29dB ear protection it was to loud in the thunderstorm. Hail can be even worse.
I'm looking into 3" batts of fiberglass, mainly for sound control.

I see no reason to put OSB under a metal roof in a shed/barn/etc. I'm doing 2x6 rafters/trusses with 2x4 purlins and standard 5 rib metal roof panels screwed down. I've had no problems with the screws supplied by the metal roof companies.

In my case, I don't care about sound or condensation, so there will be nothing addressing either.

A big vote against the OSB. For your application I would put a vapor barrier under the trusses and a liner panel metal ceiling, preferably with a bit of insulation. Warmer in winter, cooler in summer. Any condensation will be on the liner panel and not the roof. I don't have it on my building but you might look into metal profiles that have the screws in the ridges and not the flats. Properly installed, that looks close to standing seam in durability.

You want a zac screw. They are far superior to the standard screws . A little more expense but worth it. They will run around 12cent each.

There really has not been that much in the way of improvements to metal roof systems...sure there are more modern screws and sealants etc. but that does not mean they are any better!...there are existing galv. metal roofs that were put down with nails and lead washers that are as sound today as they were 50, 60 years ago...There are standing seam copper roofs that are twice that old and still sound...
The methods and techniques have not really changed that much...what has changed is the amount of inferior material and fasteners...

Quality material + quality fasteners + quality installation = quality job

My barn is 17 years old, so I can’t really comment on any recent developments.

I had some bubble wrap material put under the roof in the stabling area, and I found it to be more than a waste of money. It didn’t last and started tearing off. I now have a barn roof with sheets of that stuff hanging down, and I’m constantly picking up pieces that fall down. It would be better to tear it all off, but that would be a lot of work.

My builder put the screws on the flat part of the roof, and I’ve had significant issues with leaks. I suspect it would be less likely to leak if they were in the ridges.
