"Jari USA Compressor – Community Development Director Wille recommended the City accept a 15 kw air compressor from Jari USA in lieu of their April 2014 rent payment ($3,282). Wille indicated Jari was no longer in business and the air compressor was not encumbered by any liens. Wille also noted the current tenant of the building, Quality Products, had need for the air compressor and had offered to purchase it from the City for $5,000 which would result in a profit of $1,712. In motion by Grams, seconded by Parras, Resolution No. 2014-58 entitled “Resolution Approving Acceptance Of 15KW Air Compressor From Jari, USA And Authorizing Sale Of The Compressor”, was introduced. Upon roll call, with all in favor, the Resolution was declared passed and adopted. "Ritt Street Property Lease – Community Development Director Wille requested approval for execution of a lease between the Economic Development Authority (EDA) and Quality Products LLC (MRCI) for the property at 430 Ritt Street. Wille indicated the current tenant, Jari USA, had chosen not to renew the lease and would vacate the property at the end of March. Wille had negotiated with the subtenant in the building, Quality Products LLC, for a one year lease at $3 per square foot which would provide $9,166 in monthly revenue on the property. Wille reported the property would continue to be offered for sale and the lease included a sixty (60) day termination clause. In motion by Kvamme, seconded by Brand, Resolution No. 2014-47 entitled “Resolution Authorizing The President Of The EDA To Execute A One Year Lease Of The 430 Ritt Street Property By And Between The Saint Peter Economic Development Authority And Quality Products LLC”, was introduced. Upon roll call, with all in favor, the Resolution was declared passed and adopted. A complete copy of Resolution No. 2014-37 is contained in the City Administrator’s book entitled Council Resolutions 20."

"Wille noted that Jari, USA has not provided the notice necessary to exercise the three year extension of their lease with the EDA. Jari, USA will vacate the premises no later than March 31, 2014. Wille presented the EDA with a proposed real estate listing agreement from Coldwell Banker Fisher Group. A one year listing is proposed."

"The EDA was subsequently contacted by Al Hertaus, President and CEO of Jari USA. Hertaus is seeking to relocate the Jari USA operations from Mankato. Aware that the Jones lease was not to materialize, Mr. Hertaus indicated that he would be willing to enter into a lease substantially similar to the lease negotiated between the EDA and Jones.
Jari USA manufactures attachments and accessories to Kubota tractors. They also manufacture a self-propelled sickle bar brush mower.
The lease establishes rents at a rate of $3.00 per square foot per year for the first three years of the lease. If Hertaus exercises the 3 year extension of the lease, the rate would increase to $3.50 per square foot per year. The lease obligates the tenant to pay utility expenses as well as the cost of maintaining the building, parking lot and grounds. The EDA would pay real estate taxes and major building repairs not caused by actions of the tenant. The tenant would maintain a liability insurance policy as well as coverage on the contents of the building. The EDA would insure the building against peril such as fire or wind damage.
The lease offers Jari USA a right-of-first-refusal should the EDA receive a puchase offer from any third party. The lease also provides a credit of gross rents paid should Jari USA opt to purchase the building at the price of $1,200,000.
Motion by Favre to recommend that the City Council authorize the EDA President to enter into the three year lease by and between the EDA and Jari USA. Dunn seconded the motion. With no further discussion, all voted in favor, motion carried.
The City has received the March rent from Jari USA. He stated the company is outgrowing the Ritt Street property as MRCI is leasing a portion of the building from Jari USA.

"Ritt Street Property Lease (Taytronics) – Community Development Director Wille recommended authorization be provided for lease of the former Taytronics building at 430 Ritt Street by Jari USA under virtually the same terms and conditions as a lease previously authorized with Peter D. Jones. Wille indicated the terms of the Jones lease contained a contingency whereby the lease would be null and void should Mr. Jones not purchase a business that would utilize the space. And, as the purchase of the business did not take place, Wille reported execution of the lease did not occur. Wille further pointed out that the business that Jones was attempting to purchase was in fact Jari USA, a business that needed to relocate due to mold and ground water issues at their current facility in Mankato, and Jari USA wished to lease the Ritt Street property and had indicated to the City’s realtor their desire to ultimately purchase the building. Wille reviewed the terms of the lease agreement which included authorization for Jari USA to occupy the building immediately, but not begin rent payments until March 1st. Wille also reported the Economic Development Authority had voted unanimously to recommend approval of the lease agreement. Finally, Wille indicated Jari USA would be asking the Council for authorization to sublease a portion of the space to MRCI as provided for in the lease documents. City Administrator Prafke and Wille suggested the Council modify the resolution to allow for sublease to MRCI. In motion by Kvamme, seconded by Eichmann, Resolution No. 2011–15 entitled “Resolution Authorizing Execution Of Three Year Lease Of The 430 Ritt Street Property By Jari USA“, was introduced with the modification that the resolution also stipulate Jari USA is authorized to sublease a portion of the space to MRCI as allowed under the terms of the lease document. Upon roll call, with all in favor, the Resolution was declared passed and adopted as amended. A complete copy of Resolution No. 2011-15 is contained in the City Administrator’s book entitled Council Resolutions 18."
So, I am curious... is Jari Mowers located in Mankato, the same company as JARI-USA...
Hopefully tomorrow when I call Jari Mowers I will find out.
