Jim, That can't be done legally in Georgia. If you are a Real Estate Broker or agent and you own the property you have to disclose that ownership in your ads, the lease , property disclosure and verbally...otherwise you could lose your license for just one infraction....I am surprised Texas is not the same.

Well, if you are a corporation, you are not directly the owner. The corporation is, and you have to answer to the stockholders, eh?

Most of my residential rentals are owned with partners... my tenants know this and I can truthfully say the decision is not up to me alone.

I wish it were so Jim, but not in Georgia..you would have disclose your ownership interest in the property. The law makes not distinction so even if it were held in a corp or LLC you would have to disclose your ownership interest.

Ultra...That works and for that matter here in GA. a property owner after disclosing he is the owner and a Real estate broker or agent could also add that he has to get permission from his wife, accountant or attorney before making any decisions...so there is always a way...I have always just been comfortable making the decision ...yes or no and telling them so...but that's just me:)

I had one tennant's son tell me that I should give them the rent for free because I was so rich.

One of the most common comments I hear form people is "You sure are LUCKY to have all that you have". Because I'm retired and have rental properties that provide me with a good income while some of my friends are struggling to live on just social security. And it's not uncommon to hear comments that life is unfair in that some people have more than others and that those that have more should share. Well nothing that I have was ever given to me. I always worked a full time job and lots of OT and on my "time off" I was working on my properties. As an example one time a group of friends were headed off to the beach on a hot summer day and stopped by to see if I wanted to go when I was up working on a roof. I told them I needed to stay and finish what I was doing. I remember them telling me I was crazy for working all the time. And guess how many people through out all those years offered to help me do any work, yea no one ever did. And what would have happened back then if I had asked people to help me because it would only be fair to SHARE the hard work just because I shouldn't have to do all that work by myself. Where were those that believe in sharing, where were they then?

Those that make the sacrifices reap the rewards. Has nothing to do with luck.

This sounds political without being political. Amazing how some folks cant understand. I guess thats why there are 2 parties and they cant ever see each others side.

That said i did say what side was what and am not trying to start something nor get this thread locked. Just had to chuckle at those friends who think that your hard work should only be shared, but wont share in the hard work?

And a note about the newer generation we created, now no one will help without being asked or paid to help a neighbor. When is the last time someone stopped and asked if you needed any help even broke down on the road. Looking from the other side I have stopped and always carrying an extra gallon of gas in my vehicle just in case have offered it and not even got a "what do I owe you, or thank you?" and just drove off.

Stress can cause you to age quickly. That's why I think being the President of the US and being a landlord make your hair turn grey overnight.:( I've said it before in another thread that I have a friend who is a realtor and owns lots of property, but won't admit it. If you ask him about any property he owns, he will say he "manages" that property. Once a tennant finds out you are the actual owner, their list of personal problems seems to double. If you remain the manager, you can just say you have to work for the owner without being "the bad guy." At least that's the way it seems to me. I had one tennant's son tell me that I should give them the rent for free because I was so rich. Gee! I wonder where he heard that one? :rolleyes:

That is one of two, basic pieces of advice that a good friend gave me when we were looking at owning some rental properties. As he said, it kept the tenants from being upset with you, they wanted the "owner" to do it.

The other thing he said, and put into all his contracts was that he had to change the AC filter every month. On almost all houses, the AC filter is usually in a fairly central location and it gives you an opportunity to walk through once a month and look around without being nosy. He said you can always see when things are turning south and it is better to handle that stuff earlier rather than later.

Always thought that was great advice, but never could take the plunge and rent out property. Just saw too many bad sides.

I have a Tenant who is a Plumber and single since his divorce about 15 yrs. ago..He has rented a house from me for 18 yrs. I have used him for all my plumbing work and he always paid his rent 5 to 6 days late ...but he paid it..So with this economic downturn he bought a foreclosure and I happened to find out he was planning on moving so I called and asked him and he said oh yeah..I was meaning to tell you...So I asked him to keep me informed so I could show the place and have another tenant ready to move in on Dec. 1 st....He said he would..and guess what he never did..so I went ahead anyway and got a new tenant who drove by and looked in the windows and wanted the place . I called my Previous tenant again and he said he was almost finished moving out...I asked him to call me when he was finished moving and we would move at the house and shake hands..Keep in mind he has been there for 18 yrs. and I have treated him well...

This morning I went out to the house with my new tenant and we inspected it and he signed the lease but the old tenant was not there he had left 2 keys, no note...nothing...the place was not clean at all...Just goes to show that even after 18 yrs. what some folks are capable of...It was disappointing...I continue to lose faith in human nature and current standards..times, they are changing.

This tenant is foolish...he must not realize that Equifax called me to check his credit so he could qualify for the mortgage and I told them he paid on time...but as I said he was always late...so now I am part of his file..he has to account for where he lived for 18 yrs. and now he has burned a bridge..I will not be so kind as to stretch the truth for him in the future..

Some folks are really shortsighted and disapointing..End of my Rant...thanks for listening...:laughing::D

But he has been training you for 18 years that he did not respect you. :confused:
