I had an Army officer tell me once that his key to successful renting was he rented to gays. He said "John, they keep the place better than I ever did! I'm not sure my neighbors would even let me move back in!" :thumbsup:

If you are caught doing this, you can get into big trouble for discrimination. Landlords are not allowed to discriminate on the basis of age, race, sexual orientation, and many other categories. If you're a single-unit landlord, you're unlikely to get caught at this, but if you have many units, and someone notices that they're all rented to gay couples, that can really become an issue.

EDIT: Unless you're renting units in the Castro district of San Francisco, that is.

This is a clever idea.
My (admittedly limited) experience as a landlord led me to conclude that there are a lot of laws around what landlords can and can't get away with. Some of those laws pertained to when you were officially renting, even if you didn't say you were. For example, if you have someone living in your home, under certain conditions, that is treated as a rental and you have to evict them, even if you don't have a lease. In some cases, even if they're not paying rent! So it would surprise me if you could sidestep those laws simply by putting "residence inn" on your property and requiring weekly payment.
But I've been wrong before...
Would have to read up on it, but I would guess that running a residence inn would require a different set of permits (ie: "Certificate of Occupancy for Temporary Lodging" like the hotel I worked for had).

" I do all the normal things... verify references, income and run a credit check which I pay for... I will not rent to anyone with an eviction or bad credit... anyone can have a problem... but, getting a credit report with nothing but problems screams "Danger"."

This is absolutely the most important thing any landlord can do.:thumbsup:

I manged a four-plex a long time ago that was almost on top the freeway... when the new freeway was routed through the city it took out a large swath right through the middle.

Anyway, I was always having trouble keeping it rented for the owners... even rented below market and having the units in tip-top shape didn't help.

Then, I got the idea of adding features for hearing impaired and posted the rental available at the school for the deaf...

Problem solved... it was close to campus, the added features were in demand and the freeway proximity was no longer an issue.
