I had an Army officer tell me once that his key to successful renting was he rented to gays. He said "John, they keep the place better than I ever did! I'm not sure my neighbors would even let me move back in!"
If you are caught doing this, you can get into big trouble for discrimination. Landlords are not allowed to discriminate on the basis of age, race, sexual orientation, and many other categories. If you're a single-unit landlord, you're unlikely to get caught at this, but if you have many units, and someone notices that they're all rented to gay couples, that can really become an issue.
EDIT: Unless you're renting units in the Castro district of San Francisco, that is.
