probably a dumb question , is there access through some one else's place to these fields?
Also how long does the lease have to run? Is there a "review" clause in the lease? At 15 years I would expect 2 or more reviews. Bring up the matter of alternate access at the next review. If you can put in a larger gate fit a 14' gate to future proof things.
No, not a stupid question but unfortunately all the fields are only accessible through this one gate as there is a river which has a bend in and inside the bend are the fields that i am talking about. you are right, there are reviews but every 7 1/2 years and there was one last year and as there had never really been a problem there was no mention of the gate then. If we renew the lease in future i will ensure that a bigger gate with alternative access is discussed but i doubt that the owners will approve due to them being great nature lovers and would hate a piece of hedge to be removed for a gate - they are bad enough when we want to cut the hedges they won't let us do it at certain times of the year due to possible bird nesting!! To be honest when the next lease comes up for renewal i will probably have taken over running the farm and may not even renew the lease so i probably would only put a mid-term grass ley in so that it suits me for if/when i don't renew the lease and another farmer takes over.
