My experience is it starts to delaminate and fall apart but if you didn’t disturb it it would probably last a long time. I’d say tile cement board would last better.

Hardie does not like to be wet for very long. Hardie comes with a primer on it, but the primer does not keep water out like paint does.

Odds are very good that some of the Hardie that has been sitting outside for 2.5 years is damaged. Once water gets into the Hardie, it's junk. You can tell when it's gone by just touching it and seeing if any of it comes apart. When it's too wet, it just crumbles to the touch.

If it's just the ends, cut off the bad part and go for it. If it's along the edges on the long parts, it's probably better to avoid messing with it.

If remember correctly when I had preprinted Hardie installed on our cabin, the directions said to paint within six months of installation or it needed to be primed again.

So I went over to count the pieces yesterday. Looks like there are about 100 12' planks. They are going for about $8.85 at home depot right now. I was thinking of offering her $325 for the stack. Is that fair? Too high? Too low?

We did board and batten style hardie on the majority of my house siding in 2015. We had some leftover sheets and cut pieces, etc, that I saved outdoors under a tarp. I figured it was waterproof cement board and didn't need much protection. But after 2 years, it was all junk - totally brittle and crumbly. Had to throw it all away, sadly.
