Took Della for a hike and swim and saw no one on the trail. Then dump run and errands for my wife...stopped at a wine specialty store and bought her a very nice bottle for her stocking. She's been enjoying a wine Advent calendar all month...a very nicely season-decorated box where a small bottle is hidden behind each day's door. Today is the last day, so it will be the bubbly. I went to the wine store hoping to find a full-sized bottle of one particular wine that she raved about, but had to settle for something even better.

Merry Christmas Eve to my TBN family

Looks like a fairly short day at work, at least that what they told me on Monday

Tonite we head back down the road to my youngest sons home for dinner and celebration Tomorrow morning the clan comes here for a Christmas Breakfast and presents for the kiddos.

Drew, those real estate prices increases just boggle my mind. We bought our little cabin in Vermont right after 911 , house and property for about $100k, I can’t imagine what it’s worth now Of course we put on the front porch the following year, and we built the barn in 2010. About 10 years ago we put the family room on 18 x 28 ft with another bedroom above that. Then about 5 years ago we finished the room over the barn
And then we put the whole thing in a Trust for the boys. Wanted to keep it in the family, after we are gone I guess it doesn’t matter.

Good morning TBN!! Merry Christmas Eve
It was 63 when I woke up at 5. Dropped to 59 for now but will be above 70 today with some clouds.

Nice day out yesterday. Got the dog out a couple of times to get 11k steps on the day. Steps always drop off when it's cold out. Feet could defiantly feel it as I wore the new boots all day. No blisters or anything so I am happy with that.
Decided to go ahead and finish the underside of the buggy but one can didn't go very far. Ended up running to town to pick up some more undercoating. Got back and finished spraying. Looked okay when done and has a good finish...not that it matters how it looks.
That's about all I got done.
Not sure what today's plan is. Wife and I are just going to spend a quiet Christmas alone together. Probably won't get much shop time today. Have a few small jobs to do in the house.

It is slowly getting better, lot less pain. I just have to be careful and not over do things. Actually woke up and had been sleeping on my right side. It used to hurt too much to do that. I did get back to sleep for about 3 more hrs...

I would love to find a place like your cabin for 100k, hard to find a few acres of land alone for that. What a nice place.

It’s 41° which will be the high for today, and the sky is clear.

Yesterday found me doing a handful of small chores around here, and then running errands and delivering baked goods for the rest of the day. So not much accomplished in the shop, no repairs for anyone else either.

Today, I’ve got to continue my deliveries, we are having dinner with friends later on, but nothing planned.

UPS says I am supposed to get a new circulator pump for the radiant heat today (I ordered it from supply house.com at 5pm yesterday). The one that is installed is a high end one with an ECM motor and programmable curves, but it keeps randomly changing its settings, and correspondingly the flow rates through the loops.
The new one is a simple Grundfos 3 speed that is selected with a switch. The test will be to see if it comes while I’m home if I can resist installing it…..

I know. It was about that time I sold some land in wv, 14 acres I had bought for around $18K. 2-3 acres sort of level, the rest verticle --\. was planning to build a cabin, instead sold it to have money to build my garage instead. This pic is when I had driveway installed, septic installed, and dug for footers for a cabin. Then I had kids and we stopped going there.

Thanks, burns can be difficult heal for sure so she is lucky to not have to go through this especially given the immune suppression meds she is taking

They do have some fast shipping and service, I have seldom been disappointrd in their service.

home from errands, got my batteries, put them both on the charger and they went green quickly.
Now I have to get them down to basement where it's warmer; don't want to leave them in cold garage til March.
at 65 pounds apiece a bit over my limit.
nice looking batteries, went from 86 to 100ah each, so gained a little capacity.
just want them to last til I sell the rv or would have invested in lithium and new converter/charger.

You might remember that I used to own a house less than a mile from yours. Today's Zestimate of our old house is 2.8x what I paid for it ca.2000, and 1.8x what I sold it for near 2010, despite no new renovations, additions, etc.

Higher value homes haven't climbed that much at all in that time, but the bottom end of the market has come way up, creating a sort of market pricing compression in the middle. Translation: That $100k in 2001 might be worth $350k today, in our local market.
