I cannot believe I am number one today! Where is Roy? It is 51 degrees and will make it into the low 70’s today with some cloud cover.
No rain in site! Working on finishing up the hilling of potatoes then preparing to head out to camp on Monday.

the realtor has dual agency; represents both buyer and seller. He must...tell me if I ask. And oh did I ask and ask and...
never met the sellers. Brin, there has been a cooperative vibe on this whole thing, so far...and I'm told there will continue to be. They really need to sell the home, have bought another and already moved. So I think the timing works for everyone. And I get a good deal. hopefully.

it seems that the wetlands on this property really don't have much value to the buyers around here. Most of the country homes sell for half of what this one does, and this sells for one quarter of what it would in my home town. Very strange, shows how inflated construction costs can get. This was custom built to architect's specs, and it shows. So the bottom line is that I think it's amazingly cheap compared to any frame of reference I have had. 22 acres for this? It's a big house on a big property for relative beer money. And almost no taxes.

OK...that dual agency explains it then and it makes it really nice when everyone is working to make the deal work instead of one party being the deal killer...I see your offer was accepted...congratulations...now don't get hurt with all the moving and packing etc...have you finished your recovery yet ??? Once I have it decluttered, my home in PA should sell quickly. Averages less than one month; very good school district with young families looking for homes. Time for me to get out and the next gen to get in.

now I was studying the NC dept of agric fruit tree stuff on line and they
recommended for peaches and nectarines to:

Select varieties that require at least 750 hours of chilling

Now guys, we all know how to chill out, but that's a lot of chillin'...particularly when it's 90 degrees out.

so, who wants to translate this? You will surely be a cool guy if you can...:D

Chilling unit in agriculture is a metric of a plant's exposure to chilling temperatures. Chilling temperatures extend from freezing point to, depending on the model, 45 °F (7 °C) or even 60 °F (16 °C).[3] Stone fruit trees and certain other plants of temperate climate develop next year's buds in the summer. In the autumn the buds go dormant, and the switch to proper, healthy dormancy is triggered by a certain minimum exposure to chilling temperatures. Lack of such exposure results in delayed and substandard foliation, flowering and fruiting. One chilling unit, in the simplest models, is equal to one hour's exposure to the chilling temperature; these units are summed up for a whole season. Advanced models assign different weights to different temperature bands.

69 and wet after an overnight half inch rain. Should only get to 79 and with more rain today. Glad I finished my mowing yesterday.

Son and fiancé heading to Myrtle Beach this morning, so we are dog sitting. Our puppy loves having a big dog (another Chesapeake) to play with, and it gives me a bit of a breather.

Good morning!
59*F, mid-70's today & mostly sunny. I'd better water a few garden things this morning, don't see much chance of rain for the next week.

I have two racks of lamb ribs that are going on the grill this evening as lamb chops once I get them trimmed out and cut. As an experiment, I bought some whole rib racks from a meat supplier but they tend to have a lot of fat and waste. It's also a fair amount of knife work to trim them out. Now I know why lamb chops are so expensive in the store. :p

It looks like the yard needs mowing too, it's been a week today since the last mowing. Around 10 am Milos is going to be after me to take him for his walk. That dog has a high sense of entitlement and some sort of internal clock. :laughing: The bush hogging is getting pushed down the list today.
