Ken, so sorry you are dealing with a big mess. Happens a lot.
Unless tenant had prior knowledge of leak, he is off the hook, even for continuous and repeated leakage, like behind a shower or sink.
If he can't see it, ?
If he did know about it, I hope he has tenant homeowner insurance. That would pay for the damage to the building if he was negligent.
No negligence, your property insurance will pay for cleanup and repair.
Good reason to ask tenants to provide proof of homeowner insurance; I did for my landlady.

making progress on rv, now waiting for carpet runners to come in, a blue/beige fake oriental mix, 14 linear feet, from the bottom of the bed to the very edge
of the driver's area. The oem linoleum is pretty cheesy, nice to cover it when walking with bare feet.

and soft microfiber brush. Means draining the hose again, but not hard, old firemen know how to drain their hoses... ;)

I ordered the largest tallest china bowl toilet Dometic makes, boy are they going to have fun shoehorning it in there. It will fit with some mods to the rear.
I don't care if it weighs 20 pounds more, those are quality pounds in my mind....

64°F and 1.39 inches rain. It continues.
No big plans for the day. Finish the clean up from laundry room project - the garage area.
Then energy conservation.
I can see the grass growing, getting taller and thicker. Sure hope it’s dry enough to mow later this week.

Morning all, 39 going up to 61, and cloudy.
Sons band #1 was here last night for practice.
Son is practicing with band #2 today.

And he announced he has a date today, so quick recovery.

Got some bigger garden cleanup done.
Spent a few hours with the brushcutter on clearing back yard.
The thorns are a bit dry and were hitting me like little darts.
In full helmet and face shield.
Had to switch areas due to wind, could here the ash trees cracking, so moved to an area on the other side. Trying not to get crushed anytime soon.

BEF - seems like murphys law is getting to you. Hope this all works out soon.

Sodamo - that laundry room came out great.

Our rental apartment had a leak from apartment above and the ceiling collapsed.
Will need to talk to insurance company today and see what to do.
What a mess and it's far away. Never had this big an issue before.

Can I make the people in the upstairs apartment pay for any of this.
So many questions.....Looks like it was leaking for a long time.

47F and partly cloudy @ 12:00, heading to around 50F for today's high.

Up late ... after being up late again.

Relatively decent day yesterday considering ...

Was 51F in the shop when I arrived. Got double barrel fired up and then headed off to pick up order @ Menards, was reading 53F when I closed and locked the door.

Trip was uneventful, other than how fast they were at bringing out the other to the car. Apparently it's a new system that notifies them when you scan your barcode at the gate coming in. I was in and out in under 5 minutes, probably more like 3.

I saw last night the 11% rebate is back, so I'll like be headed out there again this week to get the stuff I held off on purchasing until the rebates returned.

Grabbed 5 gallons of diesel at Meijers while I was out @ the sub $4 price.

Stopped by the shop on the way back in, temp had risen to 62F by then. Stoked up the fire and added a couple more splits, oak this time. Paint on the dust collection drum seemed dry to the touch, so I'm betting it can be moved down here to the garage today.

Unloaded once I got down to the house which didn't take long since it wasn't much. Woman headed off for dog-sitting once I had that done.

Got diesel put into torpedo heater.

Refilled hopper feeder.

Woman made stuffed peppers so had one of those for dinner along with some bread and butter.

More glue placed to fill the edge gaps on the baffles for the sanding table.

Went down to the basement and located 4 angle brackets to install a shelf above the pegboard over the workbench on the west wall in the garage. Eventually got 3 of those put up. Went back down later and collected a 13 x 96 piece of 3/4 ply for the shelf along with the jigsaw.

Woman got back from dog-sitting right as I got to the top of the stairs so She gave me a hand getting things moved out to the garage.

Hung two 2' LED lights I picked up at Menards on some pegboard hooks temporarily. Really brightened up the work area at the bench. Eventually they will get hung on off the bottom of that shelf.

Found a small piece of 15/32nds ply I can use for the backer on the lid for the dust collection system once it's cut down.

Did some more vacuuming and organizing, also reconfigured the cheap plastic shelves, creating a third shelving unit from the two so things aren't quite so high and are easier to reach.

Very bottom of chemical cabinet cleaned out and lined with cardboard and reloaded, also more stuff relocated from under the west workbench into the cabinet.

Removed nails from the old window sill that was taken down ages ago and needs refinished.

Used jigsaw to trim out the 3rd baffle for the sanding table. Still a little more trimming required on that to lessen the width and cut a couple of slots.

Broke out the new Makita ROS and took it for a walk on that plywood for the shelf. Very impressed: it's fairly quiet, low vibration, has good dust collection with just the included bag and made quick work of the task ... although I'm not sure whether that last thing was due to the sander or the 3M pads I was using.

Also sanded off the top of the old window sill.

Went down to the basement and grabbed an opened quart of poly. Was going to throw the first coat on one side of the shelf but at that point it was past 03:00 and I was running out of steam.

It's recycle week, so those need to be hauled up to the road along with the garbage while I have the tractor out.

UPS is almost here. Think it's the Swanson 6 combination square.

Woman reports daffodils out back are starting to come up.

She's grabbing a shower before She heads out to return some clothing She wasn't happy with.

Need to do that myself: She wants to give me a haircut and trim the briar patch above my eyes when She gets back.

Trip down to Harbor Freight later to use my President's Day 20% off coupon.

It was neat watching him go back and forth from dryer, washer, window sill looking up and studying how to do it. He was focused.
There is a 4” gap at the back of the wood I put up, because of the dryer vent going up outside of the wall. He jumped up at side of cabinet, held on to the top of cabinet where I put the boxes, and pulled himself up thru that crack.
I congratulated him.
Need to pull all the video and edit it together.
Like the old saying goes..get the head started the rest will follow.

Been feet up all day here. Have remoted into church and test streaming, still not working.
Speed tests are ok, pulled up router’s analyzer and don’t see any overload. Can download from other sites ok, just seems to be Facebook streaming issue.
Tried to update streaming software, but newest version doesn’t support plugins I need. Don’t think that’s the issue.

Need to screw up another small piece in basement to try to block the cat again, 0-2 so far.
