Some of the older Wheel Horse garden tractors were really attractive, almost art deco in design.
great for hauling little trailers around.

I still look at Craigs List locally for good deals. There were better deals in NC but the equipment was usually worn out.
The restored CC 125 I gave my neighbor's 4 year old son when I left NC, now 6 and loving "his" tractor next to Dad's JD, renovating something
like that lot of fun. Santa is bringing that little boy a Cub Cadet cart for Christmas, I have it on good authority. Very good authority since I wrote
the check for it. But Dad will buy it and put it together for Christmas morning surprise. From his buddy Drew. Who left.
I hope to see them all next month or Nov. Father just made head of EMS for Washington NC. And farms on the side.

Raising kids on the scale we did it require a different approach to life such as:

Making each of the kids responsible for a house hold task and holding them accountable. When you find socks mixed in with the underwear I know who did it

Taking full advantage of grocery deals and coupons. Once bought 600 dollars of groceries and got money back

Buying supplies and clothing in bulk. Once we bought 200 pairs of shoes lime green on a surplus sale. Kids still talk about them but we could alway spot our kids by the lime green shoes

Learning to give them haircuts. Taking time off to go get a haircut for 9 kids became difficult

Learning Judo at an early age so they could defend if needed. Kira was 13 on the junior H football team when she had a fight with a much bigger player. She broke his arm in a Judo move
But parents did not complain about the much smaller girl beating up their son

Learning to schedule things better. We used the motorhome as our car say on Saturdays for sports games and had a drop off schedule for the kids and a return pick up schedule to be able to manage it

When camping on weekends in Galveston Tx each kid had a task to set up camp. Some set up tents, some got drift wood for the fire from the beach. Others off loaded the grill and started it etc. Other campers were looking on in amazement

and so on

I wish more parents would teach their children to fight / not fight. It's a great confidence builder.
I'd be willing to bet that your daughter never had any bully problems after that.

Mine is wheel horse, not long before they changed to toro. B&S 12 hp. I had it rebuilt by a friend, it started right up, I put it on trailer got it home, it would never run again. Mower been barn kept, still in great physical shape. I have snow blade for it.

Real estate agent said HOA was never set up, no one to enforce the restrictions. So basically, the same if I bought a lot anywhere else without an HOA.
Owner not willing to resurvey to mark corners. I am concerned about finding 40 year old markers. I will use metal detector to look first. Agent said about $2k to have surveyor mark them.
I am going to add perc test contingency. Health dept said if I get it perced, and pay for a letter, it’s good indefinitely. When I did this with my WV land a county south, perc was only good for 6 months.
Well guy should call tonight. Might check with power company regarding that. Same company I have here.
