Normally title insurance isn’t required by anybody but a lending institution. If you are a cash buyer you shouldn’t have to get it. That said I’ve done a lot of courthouse research over the years and even if I was a cash buyer I’d still get title insurance.

I just bought land as cash buyer, and I got it.

While looking at the land right before settlement, neighbors said we were on their side. They had just bought next door and were mowing 300 yds onto my property. I pointed to the corners and told them, I’m fine here.
Then had the realtor, who also sold that property, talk to them. Realtor also called surveyor back out to make sure everything was marked, as someone had mowed my lot and destroyed the septic markers.
Didn’t go back there until spring, and was happy to see neighbors mowing up to the line and no more.
They had just looked at wrong corner stake, as my lot has a weird corner with 3 corners close to each other.
For other neighbor, I’ve been mowing to the line, but it leaves a weird section between the line and the road. Last time that neighbor was out, I volunteered to mow to the road but I wanted permission first. She said yes, but she rents so texted the owner(who lives beside her) but I haven’t heard back.
Now I have these trespassers.

There is a very strong legal precedent that property is never landlocked. If something like that ends up in court it will end up with access to it. The problem the way in a judge gives it might not be very good. Normally access is given to a landlocked property how ever people have gotten to it in the past, which may not be fair to an adjoining land owner.
It's not that easy in Texas. There is a big misconception that "you can't be deprived access to your property". It depends a lot on how you bought it.

I am a retired land surveyor and have maintained my license since I retired. I have a continuing education requirement and the last conference I attended a lawyer for Chicago Title Insurance talked at length about landlocked property. I think it’s a nationwide thing where property can’t be landlocked. The problem is if you own a property and no one gives you an easement voluntarily you have to go to court to get one. Sometimes this cost won’t be worth the land or effort.
In which case, you are, essentially, land locked.

My neighbors land is landlocked. Usually he will use the powerlines to get in but that trail can get jacked in a heartbeat with a decent rain. He has a key to our gate and I only asked him to use our road if he has to. He mainly uses the powerlines but he calls me and let's me know if he's using our road.

Don't need fences with good neighbors

Nice!
Years ago I was headed to my friends house and noticed one of those bear silouettes in a field, standing with it's paw out like a bird dog on point. When I went back through it was gone, and I have never seen it since. Apparently it was more realistic than I realized.
