Yeah, that is what I purchased 11 years ago. Since then, we have replaced all wiring and plumbing, every inch of it. Structurally rebuilt/repaired all walls, replaced all drywall, siding, insulation, reroofed, replaced all windows, doors, and floors, and the list goes on. All done by my wife and I, with occasional hired labor.

All while living in it.

It worked for me, we're still married, we like living here, and we learned a lot. Financially, we never needed a mortgage to make it work, we were able to cash flow it all.

If you buy that sort of property, you need to attach no value to the structure. I bought my 10 acres with the house, a detached garage (neither permitted), a permitted and functional well and septic system, for the value of the empty land.

Our family thought we were crazy, and maybe we were. It worked, and no regrets.

It might be challenging to sell, when we eventually have to, due to lack of permits. Even with that consideration, it has allowed us to have much more than we would have otherwise.

I will never do it again.
We agree, its a mess that some licensed appraiser
won't need to buy and repair. Appraisers are not building contractors.

Many years ago I had the brilliant idea to girdle a few dozen locust trees with the intention of letting them die standing so all the leaves and small branches would die off, then cutting them down for firewood.

I didn't have any experience or knowledge of what happens when you start jostling a dead tree.... the upper branches tend to start falling on you as it starts falling over. Yikes! Lesson learned. Dead standing trees are dangerous. ;)
Yeah. I've got a couple dead poplars back behind the house. Didn't take them long to get punky and full of woodpecker holes. Just gonna let them come down by themselves (or at least the top half).
Here, I'd guess most of these camp property's have been owned by someone who thought "wouldn't it be great to own that! It would be easy to maintain and make trails or a build cabin on it!" Then they aged or became ill and want to recover there $$ since no kids want it..
Or just lost interest in it. LOTS of second homes in my area. Not uncommon to see people coming up several times in the first couple years of ownership, then after that the visits start to peter out. There are some I haven't seen anyone at in years.

So, only thing I'll add about 'camp property' is, make sure you can do what you want with it. Through work, I have dealt with a guy who bought some property with the intent of having a wooden, raised platform/deck area for a semi permanent Yurt style camp, with power, but no well or septic. Basically the county didn't know what the heck to do with that, and through 2nd/3rd hand info, I've heard they are going to deny any permits for that. The 2nd/3rd hand info I've got; "your more then welcome to bring a tent and ground camp, but we aren't going to permit the raised structure or power, without a permanent dwelling"

An appraisal is a guess. They wanted 190K for this property.
Personally speaking, that dwelling is fugly. You can camp on our property just south of Big Rapids in the lower, exit 131 off of Michigan 131. It's all wooded and 54 acres and the Manistee National Forest borders one side and Ted Nugent's brother borders the other side. Only access presently is via seasonal road but it's in good shape, right off 6 mile road, first road west of 131. if you are interested, shoot me a PM. All we ask is leave it like you found it, don't cut any live trees, plenty of downed timber for a campfire and don't be surprised if you run into Ted's brother as he walks his property (he owns just over 190 acres) as well as ours at least bi weekly and like everyone else up there, he's usually armed with a handgun. Big Rapids is the only place where I can go into Meijers or Wallyworld packing a 44 Smith on my hip in plain sight and no one cares because most people up there open carry anyway.

I always maintain that 'An Armed Society is a Polite Society' Everyone up there is both polite and friendly, why we own it and have for decades.

Right in, there is state land (Manistee NF) and primitive camping right there before you get to our property.

We use it primarily for hunting actually. Keeps our freezers full of venison down here. It has 2 permanent blinds and 2 fixed ladder stand as well and it's well marked with Tee posts driven in next to the survey markers, we had it professionally surveyed a few years ago, Rick Nugent and us shared the cost.

“Camp” property is pretty popular in our area, almost all for deer hunting. This area also has a lot of high dollar farm ground, which makes the wooded and rougher ground expensive. They also tax a lot of this non farm ground as recreational. It all drives it up to an expensive hobby. This might also explain why the trees were left to die. Around here if you have a forestry expert come through and tell you what trees to kill the taxes are lower.

When I bought my land, I had spent almost a year looking at different places with a realtor. He was finding them in the MLS, and if the land was interesting, we would check it out.

After awhile, I started looking online for listings that where not in the MLS system. For some reason that I cannot explain, I bought a Sunday Newspaper one day and I found my place listed in the "Land for Sale" classifieds. No MLS, just the size of the land, the address and the price. I drove out there on my own, liked what I saw, but it didn't have a good entrance. I talked to my realtor, he found out who owned the land next to it, and called them. It was a company that wanted to get rid of the land, but hadn't listed it yet. We agreed to a price, and I bought both properties, then a year later, sold off the part with the bad entrance, which paid for what I kept.

If you cannot find what you want in the MLS, look at the local papers, and sometimes, just talking to people in the area might lead to a place that's for sale, but not listed with a Realtor.
