Why we only have limited interest follows.. The property was pretty flat n swampy. Snow was pretty low there due to its location to the lake. The drive in needed to be raised and we guessed they hadn't put a mat down before the rock was dumped in to build it.

Garbage everywhere.. Some friends of ours purchased a house that was filled with "good buys" from the basement to the attic. Yes, he was a hoarder with $$... We had also looked at the house and subtracted 30K from the price, for garbage removal. He of course told these buyers "I'll be back to get my stuff" months later he returned with a semi truck and trailer to get it. They couldn't do much of anything to the house with all his "good stuff" in the way and when he did come back, should have brought more than that one 50ft trailer. They had to dispose of the remainder. Maybe hey should have subtracted the $$ for garbage removal?
I hear you on removal of previous occupant's stuff. Unless as part of the purchase I had total ownership and control over the stuff, and the deal was priced accordingly, I'd be very hesitant. I know I'll clean it out, but I have little confidence a hoarder will do the same to any level of satisfaction. If the seller wanted the crap, I'd probably make cleanout a condition of closing, or keep a big holdback until it's done.

Looked at a 80 acre partial FS by a forestry company yesterday.. Was a 1/3 a mile in and from what we could see, a very rustic logging road with water crossing, or sitting on it.. Most of the property was cut over and subsequently some trees now 12ft tall. It was rugged country with creeks crossing it but the canyons and hills could not be caught in my amateur pictures.. We liked, it but updating the road in seemed to much for us..

Dearest was away doing dad care and I looked at a few properties. Will post photos but we had NO interest in them but more properties are being posted FS now.

On Sunday I traveled east to Republic MI. This was some kind of a hunting lodge up FS. Tuned out it was really in town but they has shooting spots here and there which was funny, I got hear dogs backing all the time there. Could hear voices from another spot as I walked around the location. Seems there was homes or camps on all sides. Since it was like in town and the buildings in rough shape, lost interest. I could not figure out how all the holes in the tin could be made! Who can tell me that the bottom photo item is for?

Shotgun or rifle rack is my guess.
You win the prize! Rifle racks. There might have been 10 of them out there and with neighbors in close proximity on all sides.

Reminds me of when I was looking for my land and seeing how poorly some people live out in the country. It's kind of depressing to know that's what their lives are like.

This is what breaks my heart where we live now. So many base their "wealth" on the treasures surrounding their homes. 20 year old cars, plastic kids toys and inflatable holiday celebration balloons...

I don’t understand people who don’t try to dress up the property and get rid of trash before they try to sell. I’m assuming we’re talking a couple hundred grand anyway here for the sale.. take that junk to the dump or rent a dumpster. When you see crap everywhere it’s safe to assume nothing else was cared for and who know what other stuff they’ve dumped in the soil.

I think it was listed at 350K and had 50 acres. There was lots more junk laying around that what I showed. Many locations we have looked at, have garbage left here and there. Cleaning up a property to sell, would be the 1st thing we'd do. :unsure:

Returned to this acreage on Sunday with dearest and for the life of me, I can't find the post where me and mutts looked at it a while ago. With the snow lower, we can see the terrain and its wetness better. Top photo taken weeks ago when just I looked at it, lower all from yesterday. Its just 40 acres with a building site started and given up. A garage pad and rough lumber stacks is whats here. I liked the slightly rolling property but dearest did not.....

We drove a bit east and seen this property. We do this to see what snow is remaining and where is the water going. This terrain was quite rough with 100's of feet of elevation change on it. Has 100 acres that was harvested out many years ago, I'd guess 50. We are interested. Seen below is the locked gate at the property line. Its surrounded by privet forestry land. Most of this pics are walking around the logging paths which are grown-over and in spots, the snow was still deep. Logging paths would be easier to put ski trails in on. Its a 1/2 mile in from a major highway and we walked after the snow got to deep to drive through.. The forestry road going in looked quite good. Another post will follow.

Some more pics, mostly of the log house. Maybe it could be made into a garage or shed type building? As with logs houses, they need care which this one missed out on. Seen in the bottom photo, property has a dam and pond on it.

Yes, but its maintenance/updating mess. I think for 100,000 you could make it winter livable.

Logs need oil to keep them happy. With such a small building, and only going up 8 feet, that should be a quick day project every five years.

If you hire everything out, $100,000 should give you a super nice log cabin. If you do it yourself, I bet $20,000 would be plenty.

Not knowing the area, I would be shocked if you couldn't make money on this property once the cabin was finished out.
