We had planned to have it tested but the well is 8ft from the septic while code is 50ft. No reason to test it now, seems a new well need to be drilled.
Code here is 100' separation between well and any portion of the septic system, 200' if the well is down hill from the septic. Also both well and septic must be at least 100' from the property line.

I wonder how common that is? Ive owned well supplied properties in two states(oregon and washington). Oregon my well was 10 on neighbors property, i had an easement, and here in Washington i have two neighbors who have well heads less than 5’ from our property line. Nothing earth shattering, just find huge code variances kinda interesting.

@ArlyA is that possible new neighbor close enough and something you would be interested in sharing a well with? I was on one communal well with six houses and it want great, but several of my current neighbors share wells between 2 houses. Just a thought to help ease the $$ pain of a 500’ hole

Most states or counties seem to have minim acreages and setback regulations. I'd say that is good thing to have. During our conversation with the sanitarian guys, the shared well situation was spoken about. They see neighbors get together and share a well, then years later one house gets sold and the new people don't like the situation and cut the water off. The only way to make that work is to sign an agreement.

I would want a covenant to both deeds, filed at the registry. Also, who's property is it on, who's power supply is the well tied into, and other questions would have to be addressed beforehand.

Ideally you could have it right on the division line between the two properties. Perhaps have a well house right there with it's own power supply. That way if somebody down the road doesn't like the arrangement it's easier to split it off and put in a new well.

Exactly, a shared well isn't a hand shake deal.

Who was advocating a shared well, or a hand-shake deal? The sanitarian guys said they usual become trouble and that sounds good. I read back and can't find anyone who advised that...

Over the week we looked at two more locations that were in such poor shape or something we didn't like, didn't even take photos. Went to the location we'd like to bid on and found the neighbors deep well and GPS's the distance to "our" camp. It was 1/3 a mile away. The sand point well is under the little addition on the right. The septic tank is 8 feet further right.

The driller responded and said where the 500ft well is located and it is close by. Looks like we'll be out there is weekend to get the locations number and give it to the sanitarian dept.. The new camp down the road which is pretty close by I got in touch with its owner yesterday. He has a newish sand point well there and gets limited, and gray water from his. Also said he wished to have a better well.
Just got off the phone with him. They are NOT the crew who drilled that deep well and they didn't know the CO who did. He did admit that the other company does more wells in that are so it seems I've been talking to the wrong guy. :oops:

This is the property we'll look at over the weekend. Many we have looked at this spring, remain on the market now. This one has 100 acres with it. Has power, well (good?) and some rustic housing built into it.

My parents lived in this "rustic" one-room (two if you count the bathroom) concrete block building for 9 years with two kids while they built their "dream home" (three bedroom, two bath brick ranch) in front of it.

The reason it took 9 years is that they built it themselves, only buying materials as they had money to do so. At the end, they moved into the completed house with no debt and the block building became a work shop.

Might be a fun, team-building adventure for you and the Mrs.

That place looks great. Nice big shop - check. Water - check. Power - check. Plenty of flat space to build a comfortable home - check.

I forgot is this going to be a full time residence eventually or always be a camp spot? Could you drop an rv on it and be happy with that living space?

The well is not a "check", more of a "needs to be checked". Many camps claim to have water systems which would more accurately be called, not really. We do plan on living there in time and my spouse is talking about retiring early.
