That's good. You don't have any competition. So maybe let them know your original offer stands, and meanwhile you are continuing your search. If they come back and say yes, or counter with something that is agreeable, you can resubmit a formal offer.

I'd sit tight. So far they've got indications they're still too high. If they don't get more interest in the next couple of weeks, they may come back to you.

I'd have your realtor tell their realtor that you have been actively looking at other properties, but that he might be able talk you into making another bid. That way you don't seem too eager.

You mentioned earlier that you are 50k apart. What percentage is that of the total asking price? Is it 10%? 20%? If I'm being too nosey, just don't answer.

Yes and no. We offer 200k just after they had dropped the price 25k to 250.

And I think you said they countered with their new asking price of $250k? That's 25% more than you offered so not insignificant.

How much will the dam project cost? Have them escrow that cost to reimburse you for time and materials, then increase your offer by 1/4 - 1/2 that amount.

As stated earlier, the dam is in rough shape. It was grass and beaver dam covered but on its back side, you could see it was eroded from earlier wash-overs. In the below photo, my spouse is about to descend to the flat spot which is the dam but you can see the void where material was used to originally construct it.. No overflow was ever installed so it needs that and the materials washed out replaced.

Heading to Marquette to look at tractors on Saturday but we'll stop here as well and try get you guys better dam pics. No one else is lined up to see it...... we plan to do another bid on Tuesday.

They are funny little critters. At my previous house in NH, my property was at the end of a lake. There was a channel where the lake drained off to a stream behind the house. A beaver built his hut there. I used to put brush by the water edge and he’d take it all except pine. He damned up the stream too and gave me water front property Haha. The only downside was I had to put hardware cloth around any tree I liked. He chewed quite a few of them down.

If you are looking at new kubota, I recommend not buying In Marquette. Looking is fine. You will get much better service and prices from beaver machine in Wisconsin. Or ginop sales in lower Michigan. If buying Kubota its worth the extra travel. I highly recommend Ginop sales.

Just got home and got pics of Kubota L5740 and property again swe are bidding on, plus we looked at another along the way. Got lots more of the dam n pond. Will post as they are processed.

Here is more pics of the dam. In the top photo you can see beaver dam sticks on the right and across the dam, where materials were dozed in from, now brush covered. The beavers raised the ponds water level to higher than it originally was. 2nd photo you can see the dam was washed out. There were two sections that were washed out like this.
