What would the value of the house and land be if it had power? I’m sure it would sell a lot faster if it had power. I don’t see how you could lose money in bringing power in if it’s possible to do so

Every property should be thought of as an investment that should sell for top dollar if things change in the future.

What is the road right of way situation to access the property? Is it a public road, or private right of way?

As for bringing power, I think you can go a lot more off grid than a lot of people realize. Some activities are very power intensive, but a residence and homeowner workshop is very doable. Oh, and HVAC in hot environments like where Eddie is. That would be tough off grid. We are 100% off grid any pay virtually no attention to power. The house has all the usual amenities, including AC, though we don't need it very much. And my shop has compressed air, typical power tools, a car lift, and welding equipment. We have a backup diesel generator that ran 12hrs over the past year.

Its owned by a privet forest holding company so we have rights to road in but I'm pretty sure no one else does. Many camps here are off grid and I'd guess that 95% are but those are seasonal. Many year-around homes located in the wood are off-grid as well but I'm less certain of the number.

One piece of advice from painful experience…. Be sure there is a deeded right of way, clearly located preferably by a survey, and that you have a right to maintain it. It should all be in the deed. No handshakes, no side agreements, just in the deed.

If access is not in a recorded deed, any dispute could be expensive, time consuming, and uncertain. Whether even deeded access allows utilities to be brought in as well I cant say, but you need to know. Future potential buyers from you might not want to be limited to off grid power even if you were okay with it yourself.

I agree 100%. I would not hesitate to be off grid in a climate like the UP. I have a small offgrid cabin in NW GA and the summer is the hard part. A/C is pretty hard to do off grid, at least in a hot climate. Not impossible but costly.

We put in a bid on it but haven't heard anything back yet. We are the only ones to bid, as of this week anyway. Not sure on the power thing yet.

Where I live I think they were made local power company in the rural areas extends power pretty reasonable, they are a co-op.

~15 years ago neighbors had to do a 2,500' run for electric and phone, the cost was $75,000. If others connected to the lines within 10 years the newbies had to pay a share of the $75K. I'm guessing the same 2,500' run today would be closer to $150K.

About 10 years ago we picked up the last three lots on this dead-end road with plans to build a smaller home after retirement. 8 years into retirement we still own the lots and have done nothing with them. There has been no further development on this town maintained dead-end road. We should probably sell our 3 lots, we've been offer three times our original investment.

I'm 95% certain we'll need to go off grid power.
It has never been easier to do than it is now. Panels and LiFePO4 batteries are at an all time low cost wise. A small cabin for 2 can easily be run off grid. BTW I really like the looks of the cabin, overall it looks great. I know it is hard to see the issues in a pic like that, but it really looks like it has potential.

Our realtor, never heard back from the sellers realtor, who ironically work for the same company, so our bids end date was last night. :unsure: I did speak with the sellers realtor sometime ago, who is elderly and struggles with crazy new things like texting and email. If he's not communicating well, this might work in our favor. Our guy will see what is happening today.

There is absoultly no reason to get on grid anymore. There are so many cheap home battery systems that can provide any power demands needed.

When I built my cabin in 2016, I was researching how to power it. At the time, the best $/KWH was a diesel generator. In 10 years that has totally changed to a solar generator and solar panels. It's so much better to not have to hear a generator run and once the cost of the equipment has been paid, it's basically free power with no fear of outages.
