I think your problem lies with people getting cabin fever due to the covid restrictions and inflation making prices go wild. Look at real estate prices right now, totally unreasonable IMHO. I feel sorry for young people these days.

If you have to rely on general contractors you are going to pay a premium.

I worked with a few architects over the years, mainly doing boundary and topographic surveys. Most of them were pretty good, they also worked mostly on commercial or institutional projects.

The commercial ones seem to have their heads screwed on right. They kind of have to to stay in that business as it is all pretty practical stuff. The residential-only ones are where you can really get off into the weeds at times...You just need to find the ones that are practical.
