12' Garage door opener

Want to go higher tech on the old garage door, but don't know much about the so-called "commercial grade" garage door openers, advice is welcome!

Just a stronger opener basically. Able to lift the heavier commerical doors. I have one on my 8' x 18' door. Looks like a basic door opener, just heavier duty. Some are much heavier with pully and chains and cost big $$$$.

With a 12' door it will have more travel, I adjusted my springs perfect and no need for over priced opener
